I have a wonderful group of idiots living above me. The amount of noise they manage to make is astounding. Lessee...I can hear them screwing (she sounds like she's being murdered, by the way), wrestling, jumping, arguing, and playing various tunes over and over again at all hours of the day and night. I've just about gotten their playlist memorized. Complaining to the management gets you nowhere. They recommend calling the police for excessive noise (like another tenant stated). But calling 311 to have the SJPD deal with noisy neighbors is useless -- they will not come out unless someone's been shot, and then at that it'll be about 20 minutes.
Quality of my unit is no better than the average apartment complex. The jackoffs that turned it were probably day laborers from Home Depot. I moved in with various damaged fixtures, paint spatter everywhere and awful carpentry in general. Things that should have been replaced were not. The kitchen sink looks like someone took a belt sander to it. The carpet is stretched incorrectly. There were all sorts of bits of paper, trash and previous belongings from the old tenant that I had to remove myself. For the prices they get for rents here, all of the units should look immaculate EVEN if they've been lived in previously.
Also, mind where you step as various dog-loving pricks will allow ol' Fido or Fifi to take a dump just about anywhere. I've stepped in crap twice already IN THE HALLWAYS. It's amazing.
Try another building at North Park and keep your fingers crossed.
EDIT: I've been hesitant to edit my review further since our issues with the people living above us come and go. As soon as it seemed my complaints were getting me some peace and quiet, it would start up again, twice as bad. A co-worker of mine lives two doors down from the very people we're complaining about and they will attest to the noise they are capable of making. Whether or not I can get her to submit a complaint of her own will be up to her. On the upside, I haven't made any contact with another tenant's dog crap lately. Everything else remains the same. As far as the comments made by the manager, I know what a good apartment turn is supposed to look like. I worked for a property management (rental houses and apartments) for 7 years. Whoever did this unit did a horrible job.

I am the Community Manager of The Laurels.
It seems as though we've gotten an update where the noise is lower. But in the future, please feel free to call me with any issues regarding noise. In these situations, Managers can deal with residents issues with noise by mediation and diplomacy unless it's established that one has disturbed the peace (police report). That doesn't mean we cannot try to intervene and make a change and with most neighbors they are reasonable folks.
Also, it sounds like we can try to stretch your carpet in the home so that it looks better. All Service Technicians at Irvine Company are qualified and experienced in general maintenance and repair. Often, when a resident moves...carpet can stretch on its own with the weight of furniture. But, we're happy to help! However, I cannot hope to resolve those issues without discussing it with you. Oh my god Laurels Community Manager! You should apply diplomacy and mediation tactics with all your tenants. There are several who are unhappy with how you have treated them (from Chiropractic Students to Professionals in Silicon Valley), I would say that you've absolutely smudged the image of the Irvine Company and they should replace you as soon as possible. You make people feel uncomfortable living there, where people in other communities (The Cypress, The Redwoods, The Pines) are very happy and gloat about their Leasing Office Management. Everyone I talked to absolutely even purposely avoids coming by the office to avoid running into you. One tenant said that when he came in to pick up a package you barked at him to stand in one place, gave him a dirty look and went to get his package without much enthusiasm. My feeling is that you are putting yourself on an undeserved pedestal. And all the while your tenants are looking to move outside of Northpark just to get some peace and quiet. Everyone complains about how you manage the community, how you treat people like they are irreplaceable (I have heard from people who are getting kicked out by you because of personal vendettas), and how poorly you respond to any requests (they think you don't belong in this position). I have to agree that you have a great maintenance team, I get along very well with everyone, the only problem I've had while living there has been with you. I believe you may have broken laws in your conduct as well, and I am contacting the Better Business Bureau, along with the Renters Protection Agency, which will smudge the record of your employer. But if that is what I have to do to protect myself from you, then that is what will take place. Having rented in many communities, my take is you are by far the worst Community Manager ever.

If you have noisy neighbors, go over and talk to them and learn about them and create a dialogue as soon as the problem starts...Before involving management or the police. Be a neighbor, not some isolated passive-aggressive p0ssy whining to 3rd-party people to solve your perceived problem. I was on the top floor and my downstairs neighbors occasionally turned the bass up too loud on their music so I could hear it and feel it through the floor. I would go down, knock on their door and politely ask them to tune it down...And they always did. Not a problem, No management company or police intervention needed. All it takes is being mature.
