High price, nice looks, bad service and building quality

I have lived in the Oaks at NorthPark now for 3 months in a one-bedroom with my wife. Despite the looks of the complex and the view from our south side apartment I cannot say a lot of good things about the place. But lets do this a little more ordered:
Pros:
- nice view over an orchard if you get the south side and the top floor
- nice landscaping within the community
Cons:
- really bad and unfriendly service ONCE you signed your lease (!!!), before that everybody is super friendly
- bad maintenance service (pool filter not working for days)
- always trouble with my mail (returned UPS packages, USPS packages will not be put into the mailbox)
- VERY bad quality of the building (parking garage is leaking from the pool - there is always a puddle; windows are not sealing - when there is only a little wind I have to duct tape the sliding doors to the balcony, otherwise the wind noise is so loud that we cannot sleep; puddle infront of our door, I could go on like that ...)
- rental office opens later and closes earlier than the posted hours
