Wow- that is an average of $195.00 rent increase per year. The problem with moving into a property that has dramatic rent increases is that you will most likely have to move out sooner rather than later. This means you will incur extra charges like those pesky "installation/ hook up" fees for the phone, PG&E, Comcast every time you move. You lose money from your deposit. Plus all the other costs of moving. Santa Palmia might have been worth the money a few years ago when the pools and hot tubs were kept clean. But the apartments are showing wear and tear. A one bedroom is not worth the $1700 they are trying to charge for new renters. Esp when they were $1200 two years ago- when the property was kept in better shape.
And I have to agree that the management staff never ever get back to you- you have to follow up yourself to make sure anything gets done. I like what another poster said below- that the management doesn't treat Santa Palmia like our home- but a profit making business.
Are the grounds pretty? Sure are. But a new resident will get tired of the noise, the mail boxes and cars getting broken into, and the way management handles you.
What happens when they open the new apartments they are building? There are still only two entrances into Santa Palmia. Will there be an increase of noise and traffic once 200 more people move in? How can you justify a huge rent increase for that?

I think management style has a "value". And i think people would be willing to pay more if they liked management. Just saying.
Plus when will the hot tubs get cleaned?

when i moved here,they told use my roomate credit was not perfect,asking
for $1800 dollars for deposit,we live here three years,never pay rent late
now,people move here without a job,office asking $400 dollars for deposit.
you see a lot of people don,t belong here,5-6 cars was brocken in last week in the garage.

I agree that you are starting to see many people around the grounds who look and act like they don't belong at Santa Palmia.
And I am starting to get tired of the noise as well. Why must my upstairs neighbor tramp around like an elephant every night from 6 pm to midnight? Or they wait until 11:30 PM to put together a bookcase or move furniture?
And since it's summer- you get the yahoos who come home at 2 AM drinking and fighting and yelling in the parking lots.
Ok this isn't management's fault but I really wish people had a little more respect for all their nieghbors.
