This is a great place given the amenities; however, you are not really getting what you are paying for. The current market value for a 2bd/2ba here is over $2000 for a mid income resident. For that price you'd expect great customer service and well maintained grounds.
However, the leasing office staff is rude and won't do anything to help you. For example, they have a business center here. When my wife attempted to print something, she found that their printer was out of ink. When she reported it to the people in the leasing office, they simply told her to use the business centers in the other villages. It is a long walk to the nearest business center. In addition, they have a club house which has a big screen TV and a DVD player. However, they were not hooked up. When we reported it, they did nothing to hook it up. We were paying money to rent the place, and yet we weren't getting what we paid for.
As far as the grounds here at The Cypress, the landscaping is maintained well, but beware where you step. There are numerous birds here. So, expect to have bird droppings in the walkways. Also, since dogs are allowed, expect occasional dog droppings as well.
Underground parking also has water leaks from the ceilings in certain areas. I'm one of the unfortunate ones who needs to walk through it every day. Don't expect the water to only be around during rainy days either. When it is there, it is around for weeks until it evaporates on its own. Don't expect management to clean it up. I've seen maintenance people drive right through it every day.
It would seem that the Irvine Company is not listening to many of the reviews out there concerning the North Park Village's management issues. They neither care about their tenants nor their personnel. If the turn over rate among the people in the leasing offices is high, it tells you something about the company. This is the second time I have lived in this community. I lived here initially from 2002-2003 at the Pines. The service from the leasing office wasn't stellar. When we moved to The Cypress, we thought that our experience at The Pines was an isolated incident. However, having lived here for 2 years from 2005 - 2007, we've found that that is not the case.
As many have pointed out, the North Park Village is luxurious on the outside, but beware. That is just a facade. If you ever have any issues with what you are paying for, good luck getting any help. This won't change until the Irvine Company starts paying attention to the reviews. There was an attempt to get feedback from the residents at The Cypress via a survey, but we still have not seen any change.
I'm currently paying $1750/month for a 2bd/1ba; however, this will be increased to $1920/month when my lease ends on Aug 12. I'd rather rent a townhome or house for that price.
If you are wondering why we lived here for 2 years given the service, at the time the rental price was good given the location. It was also very convenient since my wife and I worked very close by.

I Love it here and have been here for 4 years. this person ppineda sounds to me like a big time cry baby. it sounds like the leasing people told you the very best alternative witch is walk your lazy butt to the nearest business center. because you pay a measley 1,750 a month you think people work for you in the leasing office? granted they do offer you customer service WITHIN REASON! if you dont like what you have then take yourself to the housing market and buy a house. then complain about the ink and the grounds. first off you couldn't complain to anybody but yourself and then you could see how fast you respond to buying ink in your printer. it looks like you cant afford a home in this area witch is why your here. you get a great deal at 1750 a month and if I where you i wouldn't try pushing the envelope. what kind of person dont have a computer and a printer in their home at this day and age? WOW!
