I lived at The Enclave for five years. I was never particularly impressed with Forest City Management, but since the Essex takeover, I realize that hindsight is 20/20.
This new management is a nightmare! Rude. Disorganized. Rude. Incompetant. Rude. Inflexible. Did I mention rude' They will lie to your face about the status of your maintence request, your lease renewal, and your security concerns.
Yes, rents are currently increasing in Silicon Valley. Rents are increasing by NINE PERCENT. So why does Essex think that it can get away with FORTY PERCENT increases' As other posters have stated, there is no room for re-negotiation or incentives. They must think it is quite an honor to live in a crime-ridden, dirty, noisy "luxury" building.
The building construction is sub-par at best. If you live on the first or second floor, you should plan to become accutely aware of your upstairs neighbors and their hours. You will hear them turn on the dishwasher, close their kitchen cabinets, flush the toilet, play music, and that doesn't even begin to address the more...shall we say personal activities (headboard banging against the wall, anyone').
The community is full of crime. The garages are full of bugs and leaks and questionable odors. And the lovely neighbors think that the eleveator is synonymous with a doggie toilet.
