Managers treat tenants poorly The grounds are beautiful and well-kept, but unfortunately, the walls are so thin you can hear much that goes on in the apartments around you, and some of the folks on the management staff talk to tenants in a rude and degrading manner.

Impressive I have to say, coming from The Enclave in North San Jose, Palm Valley is a breath of fresh air.
Pros:
- Beautiful Complex, nice facilities (24 hour gym, nice clubhouse, free coffee in Leasing office)

They will rip you off once you move in 1. they raise up monthly rent a lot if you renew lease. Monthly rent becomes more than what a new tenant pays
2. if you move out, they only return you very small portion of your deposit

its not a safe place to live at all.
there is a breakage of the outbox mail in elan in saptember 2009.
and many car burgalry in elan. not a safe place to live at all.
since everybody is leaving the place they are reducing the rent now.

Love this place!! just moved here 4 months ago, the rent is pricey for sure, but I really like my experience here so far! Office staff are friendly, premises are clean and the pools are terrific!! My lease is expiring in January and I am moving to the city...else I would re-new my lease
