We have rented this 2 bedroom apartment with a leaky roof for almost 2 years.

Our heater doesn't work at all (which isn't so bad now the temperatures are going up), and we have been unable to get either the heater or the ceiling fixed.

Our next door neighbors (all 5 of them with only 1 person on the lease) finally left after not paying their rent for 2 months, but I had to continuously call the police on them for all their noise all night every night (the security patrol wouldn't even come so I had to just resort to calling the police, whom they almost got into a physical confrontation with btw).

The neighbor across the hall in a small apartment used to have his 2 girlfriends living with him, one of them would stand or sit out on the stairs in JUST a short t-shirt with nothing else on (I mean nothing) and smoke cigarette after cigarette leaving all the ashes and butts piled on the stairs.

They only stopped after the guy on the lease got busted for PAROLE VIOLATIONS and taken off to JAIL only after trying to commit suicide!!! My boyfriend came home to find 5 sheriffs with guns drawn banging on their door.

(I have two kids and we were home at the time) We can't leave the windows open on hot days because of the smog produced by the leaf blowers, not to mention the terrible noise echoing through the parking garage.

Oh yeah, have I mentioned the SPIT all over the ground, the stairs the laundry room, the sidewalks....

classy! We used to have the stairs cleaned at least once a week, but I haven't seen them out there for over a month and the stairs are now sticky (with spots of old dried up mucus all over the place).

Oh yeah did I mention the twenty somethings who were walking around with their bong outside.

We are moving out even if we have to pay the penalty to leave early, it is worth it not to have to live here.

We asked about moving to another larger unit that was available and we were told that we would have to move out then reapply and go through the whole process all over again.

I had been told when we moved in that we would be able to change units and told that to the rude obnoxious condescending leasing agent.

She then told me to wait while she "talked to the manager" left us waiting for 15 minutes then came out with a piece of paper in her hand which she refused to show to me (thankfully reading upside down for me is not so hard) and proceeded to tell me that we had to do all sorts of things that the paper did not list to change units.

We decided that it wasn't worth the pain of actually having to live here so we have been looking ANYWHERE BUT HERE!!!

You'll be so much happier when you move....you really will. I just did recently, and my blood pressure is down at least 15 points :) Hillsdale Gardens is SO ghetto now. I encourage anyone who is unhappy there to MOVE OUT as soon as they possibly can, even if it means breaking their lease (hell, even if it means ABANDONING your apartment). Just leave. Essex doesn't care about you. The on-site staff sure as hell doesn't care about existing residents. Just leave.

i've noticed that they used to allow transfers but do not do that anymore because the rents are going down & the new renters are getting better deals than existing ones. a shame because it's expensive for them for a tenant to leave & to approve a new one. the rents are going down. you'd think they'd not be so shortsighted. strange. i know a few people who have not renewed for this very reason (i.e. when they requested a transfer they were denied it & it left a bad taste in their mouths).

We're moving out in a little more than a week (our lease is up in about 2 weeks), we are moving for all the same reasons the insane price of rents for this old run-down unit with no amenities. They don't keep the place up and don't care about the tenants & then wonder why the turn-over is so high. When we gave notice that we'd be moving @ the end of our lease they actually offered for us to move to a smaller unit - didn't mention all the hoops you did to move to another unit...I'm assuming they are hurting for tenants right now cuz everyone is moving & they have to lower rents to get anyone in now. If they just took care of the property & treated tenants fairly & charged reasonable rents people would stay & be happier - We'll be soo happy to be outta this place!!!

i keep reading the form responces from v beals asking for details from residents who complain about the conditions of property and pool and the rip off of peoples sec. dep. when they move. if you were a real general manager you would see whats going on with out needing people to do your job for you, maybe if you left the office and actually walked around the property you would see for your self the conditions people are complaining about. ie. problems at the pool, graffiti on the picnic tables, drugs being sold from your sec 8 rentals,multiple people living in units not on lease, the carports on hillsdale blvd are more apt. for thefts then other car ports. i have not seen any good comments about h.g.a. since it had its lease purchased by essex hopefully it wont go the 45 years left on your lease you people have no business destroying a once perfectly run complex, but people keep writing bad reviews so hopefully it will bring about change.
