Patterson Place is owned by Towbes Group, which also owns Pacific Oaks, Encina Meadows, Willow Springs, and other complexes and commercial real estate. Since Towbes owns so much, they have some market power and they charge as much as they can for their properties. Also, since they own it, they maintain the grounds and buildings reasonably well, though the interiors can get old and tired. They also try to be professional about management issues and keep a good reputation.

The best things about Patterson Place is the current on-site management which is very helpful, friendly, and professional. The grounds are well-kept and nicely landscaped. Part of the rigorous maintenance is that every year, there are noisy dirty projects going on, like replacing the asphalt in the parking lot or the wood trim on the buildings. It's annoying, and you don't get a rent break for the disturbance. The lease is for one year, and month to month afterward, so you have a lot of flexibility as to when you leave.

The complex is located on the bikepath, which makes for cheap healthy commuting to UCSB. The residents are quite diverse. Families, singles, divorcees, students, and retirees all live here, most are very nice, with an occasional obnoxious student party disturbing the peace. The one-bedroom apartments are a bit cramped, but have lots of storage. The bathrooms are "California motel style" with a sink in the bedroom, and a small water closet next to the sink. It makes it uncomfortable to host guests. There is a nice clubhouse that you can reserve, an outdoor pool, a billards room, and a small gym room. The bike racks are terribly crowded and not secure, so keep your nice bike on your balcony. The bike thieves go through once every two years or so, so if you have a bike at the rack, keep it well locked up.

The apartments are reasonably well isolated, so I don't hear much of my neighbors. That and the responsible tenants make the place reasonably quiet. The 1 bedroom apartments are assigned one parking slot. Good luck finding space for a second car.

Just don't get an apartment that is anywhere near the pool area. It's always noisy there. People throw parties all the time, or just have their radio blasting. I know a lot of people who moved out because of this specific reason.
