Considering that the Santa Cruz County Assessor believes the property/land here to be worth $15,000,000 and the "Improvements" (e.g. buildings and infrastructure) to be worth close to $16,000,000, you wouldn't know that this complex is plagued with lots of problems.
At Cypress Point Apartments there are two types of apartments. There is 70s Decor which basically means that they haven't gotten around to renovating your apartment yet [do not accept an apartment like this if you have the choice they cost the same] and a nicer mid-90s style that is almost livable.
As many other people have mentioned, the air circulation in this place stinks, quite literally. There it no built in HVAC so you have to make due and hope that your apartment gets a breeze. Heating in the apartments is done by cheap ineffecient electric floorboard heaters which suck up electrical juice and have a negligable effect on the atmosphere in your apartment. Make sure to have a blanket/sweatshirt handy or a lot of computer equipment running 24/7. On second thought, don't worry about computer equipment running 24/7 because the power isn't reliable. We have lots of little "mini-outages" which last for only a second or so. They arn't so annoying when they only happen once or twice, but we'll get 30 or 40 of them in a night. PG&E says that there is nothing wrong and so does Cypress management, but on this occasion, I would have to trust PG&E.
As for apartment maintinance, they are lacking. They enter your apartment for no reason sometimes without notice and take weeks to get around to simple problems.
Management sucks here. They have a horrible system for dealing with parking. Bad attitudes towards their tenents and are generally idiots. Ginger is the only one worth dealing with and depending on the day she can be a major pain. The guy that works here, I think his name is Mark or Michael or something, is an idiot.
When dealing with these people have them write down everything. Once they have done that then ask them to sign it. Then you sign it. Then have them make you a copy. Get a copy of every work order that they pretend to fill out and bother them daily otherwise it will never get done.
I have lived here for 2 years now and I only wish that I could find a way out. It is nice since it is so close to downtown and everything, but I am not so sure that it is worth it. There is not enough parking spots in the lot here for each apartment to have 2 spots. Each winter at least one of the trees around the parking lot breaks a huge branch or just plain falls down and smashes a car or two. This is in part due to the harsh winter winds Unfortunantly, the covered spots are very VERY narrow and the ease of an uncovered spot is almost worth the risk.
Oh yeah, and a "Wildlife View" will cost you $50.00 a month extra and yield you a covered parking space. This view can be pretty in some months, but during other seasons the lagoon stinks and you get to deal with all sorts of bugs and stuff. Yay!
