My Well Rounded Opinion

I first moved here with my girlfriend by in '06. The place seemed much more enjoyable then others in stockton, and the price was somewhat reasonable. It was pretty quiet at first, just small amounts of noise here and there but understandable. Now, 2 years later, I am ready to leave. The quality has gone down hill.

The apartments are all put together with cheap things. The paint isn't even the correct paint for inside, its a flat that is supposed to be used for outdoors. You have to be very careful when you touch it, you WILL make marks on the wall. You won't be able to clean them off too, it'll just get worse. Luckily, the office supplies extra paint for touch ups, but its pretty sad with the quality. When we first moved in, it wasn't exactly clean.

The air ventilation is the worst. There is a small box for air conditioning set up in the living room that only cools the living room, and it doesn't work too well. There is a furnace in the living room that works pretty well, but again it only heats up the living room. The bedroom is extremely hot in the summer and very cold in the winter.

In the bathroom, the vent is useless. Mold grows on the bathroom ceiling every couple months. The showers take a good amount of time to heat up in the winter (about 10 minutes) and sometimes not at all. At certain pressure and temperature settings on the shower, the pipes start to make a loud whistling noise that can be heard throughout the 4 connecting apartments and becomes very annoying.

The worst thing I dislike about the apartments is the windows. Our bedroom window is right next to the parking lot and you can hear everything outside, even with them closed. Cars, people, people's conversations (and i've heard some weird ones) and be heard as clear as day when trying to sleep, and usually keeps me up late.

A factor that varies is the other tenants. When i first moved here, my area of the complex was pretty quiet. Now, its not enjoyable. Kids are always screaming, people are yelling and slaming doors. The girl that lives next to me is horrible, always having mulitple guests over when it is against the rules, can smell marijuanna all the time, and her guests are rude.

The utilities (sewer, water, trash) are a pain in the ass. even though management says they will cover part of the utilities, they will eventually make the tenant cover it all, which is what happened to everyone here. The utilities are factored up for the entire apartment, so you usually have no control over the costs. The guests that the girl had next door would always shower (4-5 times a day) wash their cars, and you are stuck paying for them. For our one bedroom apt, its around $50/mo, and we are never home.

Security is way overrated here. even though this place has gates, they are usually left open for anyone to drive through. also, when they are closed, there is usually a line of people waiting to get in because either the complex doesn't have enough gate remotes or the people waiting are too cheap to get one, or have no business being here. The security patrol is always a hit or miss, sometimes they are here, sometimes they are not. I have heard people fight, scream, cops usually come once a month for a domestic complaint. I have heard car windows broken. Security again is underrated.

Parking is pretty ok. sometimes there is no parking later in the evenings, but you can find one not too far away. There are a lot of covered spots. When we first moved in, we were told that they were going to start assigning parking spots, but never did. So, in the end, its first come, first serve.

Mailboxes are unacceptable. We have had our mailboxes broken into many times. My girlfriend had to fight fraudulent charges and identity theft for months. if you have anything important mailed, either have it delivered to your door and have it signed, or forward it to the office.

I rarely used the gym (i had a 24Hour membership), but times when i went in, there was always on or two cardio machines out of order. They have odd hours for a gym (9am-8pm i think) so you can't get there before work.

Lastly, is management. We have had good times and bad times, but there shouldn't be any bad times. The manager is pretty nice, and will help you. The assistant manager, Shelby, has horrible people skills and was very rude to us on multiple occasions. There are two or three other girls in the office that have no clue how to do their job, but are probably the nicest ones there. So, its a mixed breed. But, in the business world, everyone must act professionally, and this is something this management lacks for the most part. if you ever have an issue, just go strait to the manager, who is a family member of the Comapny that owns all of these apartments, Garibialdi.

Maitenance crews are pretty quick. thats all i can say

Other Notes:
Beware of bugs, even Cockroaches!! My girlfriend screamed once becuase it came out of the bathroom since when she was brushing her teeth.

Closet doors always come of the tracks

Pools never really crowded in the summer

Overall, you pay for what you get. Im sure its better than a lot of the apartments around town, but if you want security and peace, I would suggest looking into some of the more expensive apartments. I would not suggest this place anyone if you share any of my views. If you can live with them, more power to you.
