Thankfully, I do not have rat or roach problems...BUT...I agree about not listening to your complaints about noise and terrible cooking smells. THey claim to have security patroling the complex. Yea, right...a very young 19 year old...(he is alone) claims to walk the premises and even admited to me, when there is real danger he walks the opposite direction!!! One evening, I called...there was a drunk person singing and knocking on everyone's door, it took the "security guard" 2 hours to answer my call!!! I have noticed, they are upgrading the outside to make it look more appealing, but they do not take the time to care about the units and the tenants. I am out of here!!!

It is unsafe to live here....on a weekly basis, people are breaking into cars, gun shots heard, loud music and loud fights coming from several apartments, laundry rooms are nasty, unkept, people, when moving out, leave their pets behind, management lies about doing maintanance work when requested. I finally had to fix the sink myself. If I ever knew this place is one of the worst complexes in Stockton, I would not have moved in last year. PLEASE PLEASE make sure all your questions are truthfully answered by the management before you even decide to move in here. Best thing to do is ask several who already live here...Then you will hear the truth about this complex..BE VERY CAREFUL !!!

Oakwood is hell. My girlfriends car was vandalized by a maintenance man and they refused to even question him even though she saw him do it. My classis car was towed because I hardly drove it, yet there were a dozen cars that were completely undriveable and unregistered that remained there throughout the duration of my lease. They also gave away my apartment because I had gotten wet feet before I moved in (after dealing with the management) and asked if I would be able to get my deposit back IF I CHANGED MY MIND. They took that as an opportunity to rent my reserved apartment to someone else causing me additional rent at my old place while I waited for another apartment to open up. I got in a small argument with one of the office ladies over this and when I moved and the manager at my new complex called them for a reference they lied to her and accused me of skipping out on my lease and not paying my last months rent even though I had documents to prove otherwise. They are spitefull, vindictive, unfair and rude and I would recommend this complex to ------, but no one else.
