(1) Noise; One may realize that not all buildings may have the same insulation or same street. Where we are, it is very noisy, we get the noisiest cars or motorcycles passing through town. Red lights are endless, we have to close our patio doors because of loud bass sounds vibrating our windows, smelling car exhaust. Yeah, fun! We don't have the benefit of a wall nor did we ever get an answer from management on our suggestion for one since we moved in 2 years ago.

(2) Plumbing; Just hope you live on a second floor and higher. In the past two years we have had considerable problems with water floods from the master bedroom sink (twice there) (Who knows what's in that water') But it is disgusting to even see what color it is while it soaks through all of your personal belongings, including prescription drugs. Water goes everywhere!

Just recently we got an even bigger flood but this time it was from the kitchen sink. (Second time there too) The water was of a brown color, what was even worst was the gases coming out while it was flooding. It was so bad, we could not keep up with the water coming back up. We were getting ready for bed. It was all over the counter top dripping evenly all the way across onto the floor. I had to use my own towels to get the worst of the flood.

We called the emergency number, where I was put on hold for a good 5 minutes, while I could have used this time to help out with the mess before it made it to the carpet area. If you call Emergency number don't be in a rush! If lucky someone will show u pat your door an hour after you declare an emergency! You get the picture.

Results: The first flood when the bedroom carpets and all the makeup and sundries were thrown out afterwards, we were offered some compensation, but that was it.

The last time we had a flood here, I called the office to ask about some compensation for our lost one more time, get this! I was told to drano my pipes every three months!!!!! First of all, this flood was NOT our fault like none of them actually. I was talked to in a way that I was blamed for the trouble!!! Not once have we heard after the first incident...."We are sorry for any inconvenience". That would make the loss a little more bearable especially when you realize that they don't intend to compensate you to begin with.

(3) Garbage; I didn't count how many times I have called the office to ask "Please can someone come and empty the trash bin, it is backing up all the way to the 3rd floor" it was stinking pass the trash door. There was an invasion of ants enjoying the trash accumulation. I have given up. People leave their trash in the hallway rather than walking up to the trash door and drop their bags in there.

Fighting ant invasion we all know is no fun as we already had to use traps in 3 rooms.

Yes this is Avalon in Sunnyvale, we wish we could be one of the lucky residents that seem to not have any complaints but, I am hoping that this time the plumbing problems are solved at least until we are leaving and we will be leaving for sure. No more extension. No no.

Maintenance staff so far are the greatest! They deserve a medal to make this place look good,you can count on their being polite and courteous at all times.

(4) I read someone else's comments that had a total of 8 points. If management cared enough they would read what's on the so called important survey they insist we fill out each year. The bottom line is, we are people, we make Avalon our home where we need to feel secure, in a healthy environment for the price of it. A happy tenant brings more happy business.
