Overall a great place, with careful choices

Years at this apartment: 2004 - 2006
I have lived in this apartment for about 2 years, both 1BR and 2BR units. As others mentioned, this complex can be very noisy because it is situated on the corner of 101 and Lawrence. When I was moving in, I was very conscious about it and intentionally avoided units facing 101 and Lawrence. This is something you MUST DO when moving in here. Lakeside is a low-traffic street, but there is construction going on across the street now, and this has to be taken into account as well. Otherwise you will face the consequences. Both units I lived in are very quiet - one of them did not even have the immediate neighbor on one side due to some open space (from the ground to third floor) in that particular building. So, it was very nice. I have hardly heard my neighbors.
Security is somewhat an issue. Although this is a gated community, it does not mean non-residents cannot get in. I saw people jumping over fences and following other cars thru the gates. My car was broken in once when parked in a guest lot. I did not have anything in my car and nothing was taken. Things do happen and you just need to be careful to avoid unnecessary damage.
Maintenance crew is able and office staff is nice. However, the office staff and management people are shuffled too frequently by Avalon. The way the community is run seems to be very much dependent on how the top manager wants it done, and so, frequent changes of the management would affect your living environment often. The current manager seems to be a bit too much of a controlling type. Ever since she came, I have seen a number of notes posted by the management saying "don't do this, don't do that". I don't like managers interfering our lives. On one occasion residents were forced to stop doing some activity that they had been doing since the days of the previous managers just because the current manager does not like it (there was no apparent reason why it had to be shut down other thaan that). So, I'm not sure how things will fair in the near future - for that I'm glad that I'm leaving.
While I lived here there are lots of families with small kids. But, the current management appears to be trying to entice more singles these days. So, this may be something you need to consider.
Overall, this apartment is great and I would recommend this place. You just need to be conscious about things to avoid falling into pitfalls.
