Well, I have lived at Avalon for 5 years, mostly due to it being the nearest "luxury" gated apartment to my work. I lived 5 years in each of my previous 2 apartments. So there is not anything particularly special about me staying at Avalon either.
I agree that parking availability has been good for visitors compared to my other experiences. The grounds are above average. Maintenance is average. However, construction is deteriorting. The ceiling creaks very loudly when my upstairs neighbor walks around. However, outside noise is not bad. I actually do not see, let alone hear any neighbors outside for some reason. People pretty much keep to themselves. Recently I guess I have been hearing loud children. Office staff is the typical friendly-but-no-budge when it comes to rent negotiation. They took away the computer room a couple years ago.
Safety is a big issue especially considering the high rent I have been paying. The Orion security patrol do not seem to be attentive to security risks, such as garage gates that are stuck open. I had to call it in a few times, and was given bs that they could not do anything about it. One time I pressed the issue and got them to call maintenance to close the gate. I understand they want tenants to participate in security, but they tend to make peopel feel awkward for pointing out security risks. Recently almost all the mailboxes were broken into. The mailboxes are very flimsy. I am not sure why the mailbox breakins has not happened more frequently. I am sure there are no security cameras around. Safety is not up to par for a gated community with high rent. It certainly is not a 5-box rating as the previous reviewer noted.

I don't, nor have I ever had the over noisy Upstairs neighbors. Possibly there are now Children living above you, and children playing around in their home that would cause you to experiences a loud upstairs issue? Children are usually a little louder then adults, as that is how kids have fun & enjoy life! Maybe you should consider an adult only community if your not happy with Kids being kids? I do miss the computer room to, but the computer room has been gone for a long time now. I wish more residence Like you & I could of respected the computers as we did. And maybe the computer room would still be there. I'm not sure about your Mail box in your building, but there are many buildings and my building mail box has not been tampered with. As I stated before I have always had a good experience while living here at Avalon. To each is own, everyone has an option.

Kids don't bother me. In any case, there is just a single guy upstairs. I have lived on the ground floor in every apartment I have lived over the past 18 years. I am used to such noise, so I am an experienced apartment dweller that needs no advice on such matters. However, there seems to be some areas where my upstairs neighbor walks which cause his floor boards (my ceiling) to resonate and rattle loudly. It has been the worst noise experience I have ever had. The only reason I have stayed at Avalon Silicon Valley is because they are the closest (luxury) apartment to my work...literally walking distance, which is a great quality of life bonus. But if I changed jobs or my company moved, I would move as soon as my lease ended. Anyway, the purpose of this website is to share apartment experiences. I am just sharing my true life experience, especially since I too have lived here a long time (but for different reasons than you).
