Nice but expensive

I've been living here for about 10 months now, and so far it has been a pleasant albeit expensive experience. However, I won't renew my lease. The increase for a new 12 month lease would be a moderate 3%, but the absolute price is simply too high. If I would go month-to-month, the price would increase by over 60%, which is not only ridiculous, but makes Avalon's business practices appear somewhat shady. Maybe they hope someone forgets to give notice and is stuck paying that outrageous rent for a month'
Anyway, here are the pros and cons of this complex:
Pro:
- Washer and dryer in apartments.
- Quiet. I have a top floor unit facing a courtyard, and the only thing I hear of my neighbors is when they have their bathroom fan running at night.
- I can only say nice things about the staff. They are always very helpful. The two service requests I had were taken of immediately or the next day.
- Very nice pool area with fabulous hot tub. Good to impress your friends.
- Nice basketball court, although it's a bit small.
- You can pay the rent automatically with your credit card.
- Elevators.
- 24 hour gym (cardio equipment and old machines only, no free weights).
Con:
- Expensive!
- Loud A/C units on balconies. Some neighbors have theirs running 24/7, no matter what temperature it is. Forget about sleeping with open windows.
- Some security issues. Cars get broken into (never leave stuff in your car!). Our mailbox got destroyed, and the whole building could not receive mail for weeks, which was ridiculous. Management couldn't negotiate an interim solution with USPS. We were told to pick up our mail at the post office, which couldn't organize the mail, so we had to wait until the new mailbox was installed. It was a farce.
- There's nothing really luxurious about the interior. Bathroom has a linoleum floor, fake plastic tiles on the walls, plastic bath tub and a faux marble sink. Fridge is ridiculously huge for a one bedroom and noisy like a diesel generator.
It looks like many Asian and Indian families rent here. Nothing wrong with that of course, just don't expect Melrose Place. From time to time they have community events, but I never checked them out.
I would recommend this place to someone who can afford it and doesn't mind overpaying a little. If the one bedroom was $300-$400 cheaper, I would consider staying.
