Only Asians (mostly Indian), now it depends on you whether its good for you or not.

Pros:

Good Facilities. But the rent they charge is too much.
Extra activities.
Trees

Cons:
Management, I seriously feel they need to work out on Orlando issue. After reading other reviews, I feel I am not the only one who had these thoughts about him.
Rent, way too high for the complex.
Old Apartments, my friends' apartment started leaking during rain and he had to quit because it was not repaired in next 30 days.
Stinky Hallway, sometimes it looks like you are going through a restaurant's kitchen. Main set back for me quit from here.
Parking, is lot but so much break-in. Not covered parking so easy for notorious people.
People who lives, I don't want to put any racist comment but I notice they do weird stuff, which might be legal and perfect and not wrong.

I didn't face any problem while moving out but yes they did deduct a good amount from security deposit which I was expecting.

But when I was moving out to new place, they did give hard time while sending a confirmation that I lived in this complex to my new place (because they wanted to verify). And, the place where I moved they were saying its expected from Fair Oaks. :D Might be Orlando dealing with this...;P

I sincere opinion is you shouldn't rent there.
