Don't pay attention to the negative comments! This is a very nice apartment complex!!!!!!!!!!

Interesting to me that there are so many negative comments yet clearly the other 105 happy residents don t post their satisfaction with this property. I have lived at Peartree for a while now and I am very happy.

I do have some issues with some of the comments that others have posted:

1. There is onsite maintenance staff! Whoever says there isn t is simply misinformed. The maintenance staff is on call 24 hours a day. I know because I had an emergency that they responded to!

2. Spiders and bugs' Well, duh! What did you expect living in a GARDEN apartment setting' First of all, you will find spiders and bugs in ANY apartment complex located ANYWHERE. If you really dislike spiders, why move into a complex surrounded by trees which house the little pests'

3. Someone commented about rats on the patios. I beg to differ. Rats won t run around on the patios. Rats hide. In ivy. Squirrels are a different story. There are a lot of squirrels on this property, because of the trees. I haven t had a rodent problem in my apartment, but the staff responds promptly to anyone who does. You are going to find rodents at any apartment complex. That doesn t mean that the complex is bad or the staff is bad, its just a fact of life! What matters is how the staff responds to the problem.

4. Cockroaches' Well, if you have cockroaches, its your own fault because not only do they feed on the food YOU leave out, but they also come into your apartment through your food. You can pick up cockroaches at small, unclean markets. Regarding the water bugs, what the management says is true. They are Japanese Water Bugs, not cockroaches. (I have a friend who owns a pest control company). The water bugs come through the sewer system and Santa Clara and parts of Sunnyvale have them every time it rains. They are harmless, but scary looking. Its not the apartment complex s fault.

5. Peartree is in the Moffet Field flight path, like most of Sunnyvale. If you don t like airplane noise why move close to an airport''''''''

6. About the utility bill have you seen a RUB before' The costs for water/sewage/trash range between $60-80 per month but it is much cheaper than any other RUBS than I have seen. Many run over $100 and you d be paying more per month if you had a house. According the management company, they pay the utilities and divide the remainder between all the apartments. I think that s fair, don t you' The only downfall to a RUB is that you still have to pay every month, even if you go on vacation. Its really no big deal though, and the RUB at Peartree isn t expensive compared to others.

7. I think the landscape is kept up. However, there are more trees here than I have ever seen at any other apartment complex. The owner must like it that way. There isn t any overgrowth on the pathways that I have seen. I like so many trees because it s not as sterile as some other communities. If you complain about the greenery why in the world would you move in' I m sure the upset residents saw all the trees when they considered living at Peartree. Why then would one complain about the trees and bushes and all after the move in' If you don t like greenery, Peartree isn t the place for you.
