Nice property overall, but be assertive if you want your deposit back!

My wife and I rented for one year. They have attractive grounds and the good noise insulation are real plusses. Ducks, trees and shade are great! I'd like to spend some time though in describing some pitfalls to avoid should you decide that this is for you!
You need to be prepared and assertive with Diane (the Manager) if you intend to have repairs made or your entire deposit returned. She is polite, but disingenuous.
When we moved in, the shower temperature was impossible to control. Maintainence came and when they left, we weren't able to get water at all. Followup phone calls to Diane resulted in scepticism. Did we know how to operate the shower' (Hmm...) She finally came out, spun the control and...no water. They finally "fixed" it so we could get water, but the temperature control was back out of whack. We learned to live with it. We later learned from neighbors that the next tenant moved in and, yes you guessed it, was complaining about the shower. A bit frustrating!
My wife and I spent hours cleaning and repainting. We are very particular and have always recieved our entire depost back in the past. Not this time. During the walk through two weeks prior to move-out, a maintainence worker inspected the place, made notations, then stepped out the door to leave. I stopped and asked for what we needed to do, and he told me to talk to the office. No carbon copy of needed cleaning or anything. In the end, we were not given an opportunity to view the notes, nor did the office return our calls for a final walk through. We cleaned the apartment completely. Unbelievably,we were charged for painting and cleaning.
A few things should help you avoid the same fate:
Be aware that the current Manager views your deposit as potential revenue and will not communicate what they view are needed repairs with you.
Fix: Be proactive from the start. Ask the manager about deposit refunds when you tour. Take photos before moving in and after moving out. Insist on obtaining a copy of the walk-through items needing attention and mention your intention to have your entire deposit returned! Clean what's needed. Finally, be sure you are present for the final walk-through. I feel that if we had done the above, we would have seen much more of our deposit. Ah, 20/20 hindsight!
A final note: Some Shadowbrook workers are quite friendly. Unlike the previous poster, we enjoyed dealing with Maricel, the Assistant Manager.
