UPDATE:

They gave me an offer to renew my lease at my current rent rate which is almost $300 above the rent at a comparable apartment at Avalon Silicon Valley. I declined, and they offered me a $75 discount. They are being very polite and understanding, but apparently delusional about the prospects. It won't take much time or effort for me to move to Avalon Silicon Valley, which is 2.5 miles away, but I am really surprised that they are not willing to keep a tenant who is always on time with the rent and has never caused a single problem. If they would rather keep the rate high at the risk of increasing the number of vacancies, I am not in the position to judge, and I am certainly happy that my lease is up and I am free to move and save on rent. I have to admit, I am a bit put off by the situation, hence the rating drop.

Overall, a very nice place to live. The floorplans are well-designed, and the amenities are impressive: a pool, a clubhouse with a big-screen TV and a pool table. The gym is rather small and is closed after 10pm which is inconvenient for many people who keep late hours, but this is the only thing to complain about. The staff is friendly and efficient. The place is quite expensive at the moment, but my lease is up for renewal soon, and with vacancy rate high and rent prices low, I am expecting a reasonable offer. Will post an update later.

This apartment is definitely over-priced. My lease is up soon and I don't intend to renew unless they lower the rent. They are quick to raise rents in the past but so far have not responded to the much slower market due to layoffs and salary cuts which is driving up the vacancy rate.
