Tri-Terrace is a good, middle-of-the-road facility. Rooms are reasonably large and closet space is plentiful. Everyone has assigned parking convenient to their apartments, and there is more than ample parking space for guests on nearby streets, a plus. Laundry facilities are ample too, with the nice feature of payment via debit card (no need to stockpile quarters).

Exterior maintenance is excellent, including lawns, the pool etc. The resident manager actively makes sure the grounds are tidy and is alert to any issues that may arise. The manager is readily available to tenants most of the time.

Maintenance requests for individual apartments require filling out a written form, but the form is not complex, and response to the requests is quick, comprehensive and professional.

The location is very convenient to 280 and 85 freeways, with some shopping within easy walking distance.
