UPDATE (10/4/2008): If there are 5 or more people willing to fight we can meet and file a common civil suit. Please email me at badwillowbend@yahoo.com. If I can't get 5 people, I'm going to fight alone as well for better future. Also, even if you don't want to participate but feel you are a victim, please complain to BBB at the minimum and district attroney office's for consumer protection. I hope at least you can do that. Please post your experiences.

UPDATE (10/1/2008): THANKS FOR ALL THE RESPONSES. WE MUST TEACH THE MANAMGEMENT A LESSON FOR THIS FRAUD.

I'M GOING TO CALL DISTRICT'S CONSUMER PROTECTION OFFICE. I'M WAITING, IF BBB CAN DO SOMETHING (FEW DAYS LEFT). IF NOT, SMALL CLAIMS OR CIVIL COURT IS NEXT ON MY LIST. ALSO I WARNED COLLECTION AGENCY THAT THESE ARE FRAUDULENT CHARGES AND I'LL TAKE THEM TO COURT AS WELL. THEY RESPONDED POLITELY AND STOPPED CALLING.
I'VE ALSO SUCCESSFULLY DISPUTED COLLECTION AGENCY ACCOUNT WITH CREDIT REPORTING COMPANIES.

I am requesting all former tenants who did not get refund for their security deposit, to file a common lawsuit against this management. We have to take some action. I have already complained to Better Business Bureau. Let s see what happens. I'll provide an email address where to contact later.

I lived in this complex for 3 years. Just because moving is a hassle and stressful, we stayed. Luckily didn t have to deal with management much but whenever we had to they were rude or unprofessional particularly their manager Ms ----.

At the time of move out their rudeness was more evident. We left our apt in good condition (as good as the time we moved in) and they never refunded or communicated about refunding our security deposit. When I called her, she asked me to write to their Gem Management in Sunnyvale. I was not given any phone number, her response they don t have phone number . In fact figured out they have issued fraudulent collection on my name. This is totally illegal and they definitely should be taught a lesson.

I have been collecting info about how to take them to court. Small claims court is very simplest way to do that, no lawyers are allowed. Here is one for Santa Clara county (in Pal Alto)

I have had even worst experience with ----.. the manager... She plainly refused to return me my overpaid rent amount... I want to file legal complaint about it... I am searching BBB online for it... please contact me at atulbp@hotmail.com if you have any information for me please.

Same experience with me. They seem to have made a lifestyle of deceipt. I think we should put circulars across so people avoid staying there,

Thank you. I too rented in 2004-6 and could not believe how terrible the Huang-family-of-distrust handled (mis-handled) all things legal. The initial checklist was lost (or never filed) and could not be produced on move-out, so we had the legal leverage at the time to force reimbursement. The BBB and above website both will help us put MH where she/the family belongs!! Thanks!

I have complained to BBB http://sanjose.bbb.org They will take couple of weeks. If this doesn't get resolved, next step is to file a civil lawsuit for illegal collection practices. Probably will ask for help then. Let's just stop being victims and do something about this. There is also an easier option for you to go to small claims court. We just stayed there for 4 months (as we couldn't stay there because of the rude and unethical behaviour of Mary).She didn't return our $500 and charged additional $200 even though the apartment was in perfect condition and we did as much cleaning as possible. She is really a trash woman and we should teach lesson to her. I am with you guys and ready to file law suit against her. Please let me know....

The woman at the California Rent Association suggested me that when I told her that it normally ------- MH is trying to target. Looking at the responses here that is the case my friends. Let us meet soon friends, sorry I was away for a few days so did not check for updates.

Hello there, I am officially moving out on July1st 2009. we emptied our apartment last week, I paid around $70 to clean the whole apartment, its even better then before we moved in. I have the copies of initial move in inspection, she is asking to charge me for painting the apartment, we lived there for almost two years , they never finish any of our work orders and now they are charging me for painting .. My final inspection is on July 1st 2009, what should I do, How do i complain BBB, they are so rude and so nasty, i just cant concentrate on anything else, I am thinking about complaining otherwise they are going to eat my $400 deposit.
