I recently moved out and got most of my deposit back. Here's what I did:
1) I took pictures of EVERYTHING at move in. Every stain, hole, scratch, mark, & rip...
2) I noted EVERYTHING in DETAIL on the move in inspection paper attached extra sheet of paper to note everything. I was very specific about the location and size of each stain, hole, scratch, mark, and rip.
3) I submitted my move in inspection to the office, but kept a COPY for myself.
4) I kept things clean. When I spilled anything (except water) on the carpet, I immediately cleaned it with spot lifter & wet vac. I regularly cleaned all the surfaces. If anything went wrong, I called the office and had them fix / replace them asap. But I also took PICTURES before and after they were fixed / replaced.
5) At move out, I cleaned the bathroom and kitchen thoroughly with Ajax, Oxi Clean, Mr. Clean magic sponge, and a good pair of rubber gloves. I had my apt completely empty and cleaned out -- including the patio area.
6) Then, I took pictures of EVERYTHING -- to prove that I kept everything in the original condition. I took pictures of every room, wall, window, door, hallway, counter, cabinet, toilet, tub, EVERYTHING.
7) I then had my move out inspection with ME THERE.
8) I moved out.
9) I received a bill for something that was already not clean & damaged BEFORE I moved in. So, I attached pictures I took at move in with a letter of explanation and sent them back to the office.
10) They cleared me of the wrong charges and I got most of my deposit back.
*If I were to do this again, I would not only take pictures but also VIDEO TAPE everything too at move in & move out.*
