I lived at Los Robles a number of years. The grounds are well maintained and maintenance is on the ball. However, my neighbors and I all thought the rent increases were sky high (former, we all moved because of it). After a year, you have to renew your lease by the year. If you want a shorter term, you pay extra. Some of the staff are pleasant but most of us (former neighbors and myself) have complained about some arrogant/patronizing attitudes by other staff. So figure how much you can comfortably spend and expect a rent increase (sometimes drastic) come renewal time. Frankly, I'd find another place if money was an issue -- and I did (am saving almost $400/month). Oh, there is traffic noise from the freeway if you live near the front, but you can get used to it. Another thing, if you have noisy neighbors, something will be said to them, but not with any firmness. Same with smoking. I lived upstairs and had a chain smoker below me who stood on the porch to smoke. The smoke drifted up into my apartment if I left my windows open. It was HEAVY. Staff couldn't (or didn't want to) do anything about it. Okay, one other thing, the ceiling tiles have asbestos in them; didn't get that required notice until after I had signed the lease.
