I am a future resident--have not signed a lease yet, but have a holding deposit down on a unit. Can someone who has lived here tell me, what is the noise level like in the apartments' Are the walls paper thin, or are they pretty adequate at least' Will I hear everything the neighbors are doing/saying'
Also, there has got to be someone who has gotten their security/pet rent deposit back! Right' It sounds like they take everyone's deposits and never give them back...I am extremely worried that will happen to me.
Any answers/feedback would be greatly appreciated. Thanks.

It's fairly quiet. I live in building 4 and there's a dog that lives across from me that barks non stop though. I've lived here for over 10 years so I'm not sure about the security deposit.

RUN WHILE YOU CAN. I lived in that dump for 2 years.
1. In that short amount of time my car was broken in to FOUR times.
2. My laundry was stolen twice.
3. Go by there at night and you'll see the hookers and the drug dealers.
4. Onsite security is a joke. The only time you'll see the security gaurd is when he's sitting by the pool.
5. You can verify this with management; about a thrid of the building is filled with Section 8 tenants so the gov is paying most of their rent.
6. I know apt. hunting stinks, but keep looking. You'll be glad you did. Sherman Way and Sepulveda is just not an intersection you want to be living near.

GET YOUR DEPOSIT BACK - The noise level is high and as you guessed, the walls are thin and most likely your neighbor will have a large, loud stereo or TV. Many dog owners let their dogs run loose, and do their "business" in the halls, walkways and elevators. Security is basically non exhistant. Maintenance is terrible and it take weeks to get even a light bulb replaced. As earlier suggested, bring a friend and do a walk-around at night. As regards return of deposits, I've heeard many ex-residents complain they had to wait months and even threaten the management with a lawsuit, to get their deposit back.

I have recently lived here.
- One of the few upsides of this place is very good sound isolation. The walls are thick and by far these apartments have been the best in terms of noise insulation, no kidding.You will barely hear your neighbors even if they are playing their stereos at the highest volume.
- Can't comment on that since I had only paid a 100 dollar deposit when I moved in and I dont remember paying more than 100 upon move out. However, I kept my apartment ---- and span.
- Resident population is a weird mix. I saw a lot of very decent people and lof of section 8 residents as well during my stay.
- Someone commented about shady characters on and around property. This is quite true if not entirely accurate.
Personally I would not recommend you this place inspite its not that bad in an area like Van Nuys. However, after moving several apartments, I have not yet found one where you would have a truly enjoyable living experience. They are all the same basically.

My husband and I have lived at San Regis for 5 yrs'. At first we had few if any complaints about our premises however things have changed for the worst since we initially moved in. The existing manager @ San Regis is a JOKE. Roaches are running rampant thru building's 1 & 3 including the laundry rooms. It will not take long until all buildings are infected with roaches. This is just one of the many concerns that have surfaced since the newest of the managers has taken reign! Please do yourself a favor and don't bother coming to San Regis. Trust me you will regret it if you do and you will NOT get your security back and you Will be charged with frivolous BS that they can get you on like if there is a single mark on the carpet/lenolium - you will be charged FULL price once you leave -

Thanks again for the new comments. I do agree about the management, and I haven't even lived here yet--but from meeting them a few times, I know exactly what everyone means. Putting a hold on an apartment was an ordeal....quite pathetic actually. The person I dealt with was SO forgetful and absent-minded, I wondered how they got their job....it's sad. So I am extremely worried that if the slightest thing goes wrong, I will never get an answer from anyone in that office. They just have scam written all over them.
Unfortunately, for something in the price range of San Regis, it is hard to find something that is great in all areas....but these reviews definitely make me want to look elsewhere! Thanks for the information!
