OK, so San Regis.
Let's look at the positives, first...
The main grounds are pretty well maintained and look great. The location is pretty good, as San Regis is right at Sherman Way & Sepulveda (two busy streets) and a convenient few minutes drive from the Van Nuys Flyaway bus. Plus, there are several security guards that patrol 24 hours a day.
Now the bad:
Once you stray from the main area (pool, tennis courts, etc), the quality of maintenance strays drastically. The buildings smell and there is water damage everywhere. For what you pay, the rooms are way too small ($950 a month for a 430 sq-foot studio in the Valley'!). Also, the grounds are so huge that security can't be everywhere at once. I've had stuff stolen right from my outdoor patio.
Top that off with a dismissive staff that flakes out on you every time you need maintenance and you have a rather crummy living environment. I swear, one time I had an pipe leak under my carpet that was making the whole floor sopping wet, and the leak was spreading by the minute. They told me to wait until Monday because it was the maintenance guy's day off. For the love of God, just call a plumber! Gah!!
This is definitely a transitional apartment complex. There are better places up Sherman Way that are more quiet and offer a better community. Take a walk up the street and check out those properties first.

San Regis just needs to close. If you familiar with the SFV at all, Sepulveda and Sherman Way is NOT considered a "Good" area. Unless you like having prostitutes and drug dealers as neighbors.

This poster is mistaken. There is only one security guard on duty at any one time. If she/he saw 2 guards, it was probably at shift time. The intersection of Sepulveda Blvd and Sherman Way is the dividing line for four (4) different violent LA gangs. (Check with LAPD for details.) Maintenance is basically non-existent. Takes weeks to get a burned out light bulb fixed. Pool and spa were shut down for 3 months, waiting for maintenance. Take some advice. Talk to a current resident and walk property both during day and at night. Walk through a few building and note dog soiled carpet and public areas.

Note- I considered the location "pretty good" because of its walking-distance proximity to several bus lines. The low-income crowd isn't the best, but I should also mention that I never felt unsafe walking alone in the neighborhood. But maybe that's just because I came from New York City.
Either way, I agree that this property is severely lacking and should be considered only as a 'last option' for someone seeking an apartment.
