When we first moved in it was great. After a few months I think gang members moved in. They blast their car radio's with bass so loud that our windows shake and they sit in there cars with it going forever. Groups of them stand in the parking lots with their stereos going in their cars at all hours of the day. Almost every Friday and Saturday night there is some drunken fight going on in the parking lot.
Yard work is done very very early in the morning so you can never sleep in. Garbage is picked up 6-7 am and is awfully noisy. Kids are running around setting off car alarms constantly and banging on your cars and walls.
After grass is mowed, they never clean side walks off so I have slipped and fallen numerous times. Trees are not trimmed and your patio's are covered with crap from the trees. The bush in front of my bedroom window was almost completely to the top of the window before they finally trimmed it.
Laundry room-very often washers or dryers don't work but you don't know that till after you've lost your money. Exercise room is nice but overrun with kids that are not suppose to be in there, same as the pool. Your suppose to have keys but kids will follow you in and you don't dare say a word to them cause half of them look like they are with gangs.
There is one man who parks in 518 who thinks he can do as he pleases. He pulls in to check his mail, completly blocking the parking lot, gets out, leaves his door open and his stereo is pounding so loud no matter how loud you turn your tv up, you still can't hear and your windows are rattling. He then proceeds to stand there and read his mail while people are sitting in their cars waiting to pull out and can't but because of the size of him, no one will speak up to him and it just seems to be getting worse and worse. He needs to be booted but I think everyone is afraid of him. If quiet is what you want, don't move here.
We have had to beg to have our 1920 appliances brought up to date, they have done most of those but our stove I swear is from the early 70's and the burners don't work half the time. We have a mold problem that was supposed to be taken care of a year ago and they still haven't.
Management is really quite nice but there's only so much they can do so you can't blame them as I'm sure it's the owners. Although I have left numerous messages for the manager to call me and still haven't gotten a return call and it's been 4 months.
Security has gotten alot better with Robert around but I still won't go alone at night to get my mail.
Kids run around wild and throw balls against your walls and laugh at you when you ask them to stop. One called me a f...ing ho. I think he was around 9. Kids are skate boarding up and down the sidewalks day and night and even down the stairs-(now there's a law suit waiting to happen.)
Homeless people are always going through the dumpsters so if your afraid of identity theft, shred shred shred.
Rent goes up everytime you sign a new lease no matter how long it is 6, 9, 12 etc.
I could go on and on but to sum it up, looks elsewhere. The only positive thing I can say is that the parking is good.

I agree that the office staff is friendly and the parking is good. The maintenance is horrible during this time of year, but in the summer they work their butts off. I don't think that its the properties fault that alot of gang members or cholos are always around. I mean just look at the area, John Landes park is full of them the area is really ghetto but Water Leaf seems to change all that. As for safety it was extremely creepy to be walking around these apartments at 7! They should really think about hiring about 3 or 4 more security officers, the only two are Gerardo and Robert which are ok but need some help on the job.
All in all this property just needs more dedicated employees. In the office Ana Avalos is the most proffesional ast. manager I've ever met she just knows how to get the job done.
