After living in this complex for 4 years, I would recommend that if you have a choice between Waterleaf and someplace else, do not choose Waterleaf.
During the time that I live at Waterleaf I had the following problems- one of which I think is pretty scary. The first apartment I lived in developed a horrible leak around the front window. The maintance attempted repairs on it 3x, but none of the repairs fixed the problem. When I finally asked to be moved to another unit because I had to move everything away from the front window, and there was a problem with mold from the leak, the manager agreed. However, she made me pay a new deposit and rent on both units for the 2 days that it took me to switch apartments, and sign a new lease. Since I was in the middle of a college semester I didn't have time to find a different apartment complex. When I complained about this possibly violating my renter rights, the manager told me to pay the money and that she would go to the managing company and try to get it reimbursed since the original apartment was unihabitable. I made the move in good faith, but when I tried to follow up with the manager regarding a reimbursment she avoided my calls and when I would go into the office she would dissapear and send out someone else to put me off.
Later, I got into a conflict with another resident who turned out to also be an employee of the complex. While the conflict was a minor issue that could have been resolved by talking, the employee chose to show up at my door at 10:30 pm and yell at me. In the course of yelling at me, she threatened to have me evicted and told me that she had gone into the rental office afterhours and pulled my rental contract to find out who I was (since I was a student, I didn't really talk with my neighbors) and showed it to a friend who accompanied her to confront me. I found it very scary that this employee had no problem getting into my file as there is information in there that can be used for identity theft. However, when I went to the office to complain to the manager about the misuse of my rental contract and file, the manager refused to talk to me and told me that she supported the employee and her position. Ultimatly, the police had to be called to resolve the situation, which was sad since it could have been resolved if the employee had just talked to me instead of yelling and threatening.
Other problems that I had:
My car was broken into and my stero stolen.
Someone attempted to break into my apartment while I was there sleeping.
I had patio furniture stolen.
The toilet in the apartment above mine had a leak that cause the cealing above mine to bulge. I called maintaince, and they simply re-sealed the toliet above mine. Nothing was done about the bulging cealing or the mold that I am sure grew when the water finally evaporated.
My upstairs neighbor had a dog and would sweep the dog's feces onto my patio. I asked it to stop, but it didn't. Management would not help with the problem.
When I finally moved out, it took 2 months and weekly phone calls to get my rental deposit reimbursed.
Almost all of this stuff happened during my final 1 year lease with the apartment. I took it as a sign that I needed to get out, that the complex was going down in quality. I was relieved to move out.
