We moved into waterleaf appts, about 6 months ago... We were under the impression that the staff we nice, considerate people, who just wanted to help a young couple out... Completely wrong. Problems started as soon as we got down to signing the lease all those "bonuses" you get for using agencies like rent.com slowly went out the window until there were none left. We were paying about $200 more a month for a 1bed/1bath appt because it had a washer and dryer in it. The "brand new" dryer broke after about a week. They came in, looked at it, said it was fixed, Nope still broke. I called about once a week for over 2 months wondering what was up. Everytime the pointed me in the direction of the lady who was in charge of maintenance, and it would be something different "parts are on order, we ordered the wrong parts, oh they said they fixed that, im sorry we dont have any new dryers, it'll be fixed by next week" etc etc. Meanwhile me and my wife are carrying baskets of wet clothes over to the laundromat to pay to dry, while we are still paying for a dryer in out appartment. There was a leak under the sink that we told them about, and of course they took there sweet time gettin out here, and now the cabinets are warped and im sure they will try to take that out on us. About 2 months ago i got recieved orders to North Carolina (USMC) so i went over there with a copy on the 1st of october to break my lease... They tell me that the orders i brought them werent the ones they needed (they were official orders it said it right on top of em) so i go get something else that looks pretty and come back, unfortunately for me its not the 1st anymore and "nobody remembers me coming in on the first" So i have to pay another full months rent for november, even though im leavin the middle of the month. No prorate or anything. They gave me a list of stuff to do before i get the place inspected, the majority of the stuff on the list that they say clean was filthy when i moved in. Not to mention they paint on major appliances to make them look pretty, they paint the bathtubs to hide the fact that they are peices of you know what, then make you sign something that says u will not use ajax to clean it.... Dont worry the paint still comes off and make the bath tub a nice scraped up mildewy color. As far as taht goes they make u sign a bunch of stuff saying that there are no problems in the appts, like mold or bugs.... You might as well light those papers on fire because its all over the place.... One last thing, they told me to use this company to clean my carpets... I know they are just going to charge me for cleaning when i move out so why in the world would i do it now. Not to mention, every single time we watched someone move out around us, they replace the carpet... Oh and yes it cheap carpet that gets a stain in it if u look at it to long. So, they want to to pay these people, pay them again, then they are just gonna replace the stuff anyway' A bunch of scam artists around here....

If you are thinking about going with waterleaf appts, please do not. They will take every cent they can from you, i dont know what the people in office get paid, but hopefully its a lot of money, because they will rip you off just to do it, horrible people. There are better appartments a few miles down the road, with bigger places for cheaper rent. DO NOT get lured in my waterleaf's "curb appeal" The managment is full of liars, the maintenace department takes forever to fix anything, and its a bad area, not to mention its hard to drive out of several areas of the dang appt complex because of the layout of the strees, its almost impossible during rush our.

You should go to base legal if you still have any issues with them. They are located in the 22 area. Also, anytime you ever go to speak to someone or show them something always ask that persons name and when you get back to your apt or car, write in your green monster or some place the person you spoke to and what time and what was discussed. This will help you in the future.

oh you are so right on with this.....the new management and rental agents are rude and dont care if they help you or not......I have lived there awhile but cannot wait until my lease is up to get away from these people...you can contact FPI management in Sacramento....they should know........very very bad complex....if you move in watch your back so many undesirable people comming through etc I even heard one teenager was robbed by 3 a few months ago right in front.....they should have never let the security go..........bad move

a little follow up, they did keep our whole deposit, even after we scrubbed the whole place for days... they even sent us a bill 2 months later for another 250 dollars... couldnt really do anything living all the way out in north carolina so we were pretty much forced to pay it... Please stay away from here. "Slum Lords" describes these people perfectly
