DO NOT RENT at the ARBORS in Walnut Creek at 1250 Walker! I guess they must have changed the name from Country Square - hmm, wonder why'

They will nickel and dime you for every little thing. There is only 1 elderly maintenance guy and 8 washers and 6 dryers for 75 units. Many of which have large Mexican families w/lots of laundry. You do the math. There are not nearly enough parking spaces to accommodate all of the cars, because all units only get 1 carport per unit. So when friends come over parkiing is always a challenge. The pool is never heated. It is always freezing cold.



Do not listen to any promises that the managers may make. The managers there rotate in and out faster than you can imagine. They are rated on how many units are available/empty. And if too many units are empty they are fired and replaced. So they will say anything to get a unit rented to save their ass.



They are managed by a large corporation called Saratoga Capital out of Sacremento. This organization manages multiple properties and like many corporations has no morals or sympathy whatsoever. It's all about the $$. They will always consistently raise your rent as much as possible (up to 24% a year I think the limit is) to be at current market value with no concern for your financial situation. They could care less if you are forced to move if that means they can rent your place for more money.



Apparently your security deposit is automatically decreasing every day that you live there. (They won't disclose that of course and are opening themselves up for a lawsuit but...). They will charge you for carpet cleaning, period. They will charge you on a 5 year prorate for painting, period. You have no say in the matter! My place maybe needed a touch up, but they insisted the entire apartment needed to be completely re-painted after only 12 months even though I was a very clean tenant and even patched up little nail holes before I left! So another words what most landlords consider normal wear & tear they see as an opportunity to rape you with.



I know it seems convenient because it's close to downtown but there are other apartment buildings all around the area, and the Arbors are certainly not recommended!
