ABSOLUTELY NOT WORTH THE PRICE, POOR MANAGEMENT AND MAINTENANCE

After struggling to make the required income guidelines to move in here (in the middle of July), my son and I soon discovered that the air conditioning was not working. That took approximately 2 weeks to repair. The carpets were not adhered securely along the perimeter of most of the rooms, something my cat soon discovered. There are significant gaps between the bottom of the wall and the carpet, in addition to various warped places on the wall. The walls are incredibly thin. The grounds, while nice to look at, apparently require such rigorous maintenance that the crew is usually up and running by 8am; routinely, the walkways from the stairs/elevator to the various apartments are power-washed. What that means for the residents is that crews use loud generators for the power hoses to METICULOUSLY wash the entire interior walkway. Consequently, the walkways are soaked, with many small pools of water, residents must walk through the water, and the carpet gets dirty because maintenance is "kind" enough to remove your doormats before they begin working.
Now let me return to the air conditioner. It was replaced with a new unit. At the end of November, I turned on the heater for the first time to discover that it was blowing out cool air. It was discovered that there was a leak somewhere in the building, and that the unit would need to be repaired.
It is now the end of January, and it is still not repaired. I was given a space heater to use in the interim, which tripled my PG&E bill, and the only reason it seems that they are doing anything about it NOW is because I informed the head of maintenance that not only have I discovered 2 claims with the Better Business Bureau against Park Regency, but I also informed him that I am aware of my rights according to state housing codes, ie, implied warrant of habitability: I can legally terminate my lease without financial consequence due to failure of management to repair my heater. Today, I received a notice on my front door that they will need to enter my apartment for the next 3 business days from 9am to 6pm to make the necessary repairs, which include cutting a 16" hole in the wall near the front door to install the new pipes, and painting the new sheet rock. I was also given 4 $10 gift certificates to Red Robin........hmmm.
I will be filing a complaint with the Better Business Bureau. Oh, and did I mention that the guy who came to repair my garbage disposal (twice) recommended that I not use it, that I put food in the trash''''''''' aLKeoXpj3s4OSgrp1trb
