Straight-forward review of Quail Hill Apts.

As a 5 year tenant of Quail Hill Apartments, I consider myself qualified to give a well rounded, honest and fair evaluation of the complex.
The Good:
- The staff is friendly and seem to know all their tenants by name.
- The price is right (if you rented before the housing market went to hell). Now, prices may be high.
- Very close to downtown Walnut Creek - easy to walk.
- Very easy access to 680 in both directions.
- Big balconies and though BBQing is not formally allowed, they let you anyway.
- Huge pool (you never see pools this big anymore!), and a hot tub.
- Across the street from an Elks lodge so it's easy to vote during elections and if you're an old man, you've got a great place to hang out (Drinks there are really cheap).
The Bad:
- Parking is terrible. You do get one assigned spot, not always close to your apartment though. If you have two cars, be prepared to park the other one pretty far away. *Note: You can rent a spot at the Elks lodge for $70/month or from Quail Hill if you can wait the 1-2 years it takes for an extra spot to come available.
- The walls are paper thin. I can't sleep until my roommate falls asleep because I hear everything he does (like when he opens takes the cap off his toothpaste and puts it on the sink - I hear that. I know, it's amazing.).
- Depending on which room you have, the sink/shower of the other room sound like a sledgehammer against the wall when they're turned on. Hopefully you're up first in the morning.
- Theft. Cars & car parts are stolen on a regular basis at Quail Hill. It's part of the community outreach program.
- Theft. Laundry is stolen from dryers on a semi-regular basis. May or may not be part of the community outreach program.
- Break-ins are fortunately rare at Quail Hill, though they do happen. The good news is that theft does not appear to be the motive. In the break-in cases I am aware of, physical battery and rape seem to be the only problems.
- The maintenance guys are wonderful, but they'd be better if they fixed the problems. To be fair, if you provide them a list and follow up with them, they will almost always fix some of the problems on the list.
- Neighbors are usually nice and keep themselves, but there seems to be a "Russian Mafia" at Quail Hill and they're not very pleasant.
- Laundry is important and something we all need to do. I don't know standard laundry pricing, but $1.75 for a wash and $1.50 for a dry seems high to me. Especially when you have to run the dryer twice because fellow tenants seem to have a regular habit of opening others dryers (which stops the cycle) and then not restarting it.
- The elevators which are the smallest I've ever seen, occasionally get stuck between floors for no apparent reason and trap the riders for various amounts of time. Hopefully this happens during the day so someone is likely to hear your screams.
Overall: Living at Quail Hill is manageable, especially when your rent is very low and split between two. If I had more income, I'd get the hell out right away.
