Clean, quiet but huge yearly rental increases

Apartments are quaint, most have nice views. Very quiet. Two bedroom units are quite large.
The grounds are nice, well landscaped, excellent lighting and parking. The staff is very quick to respond, polite and profressional.
Over the last year, there have been a lot of exterior improvements - buildings were painted, new stairs, jacuzzi and pool tiles, pool furniture.
A big plus: they allow cats and dogs. The pet owners are responsible (cleaning up after pet) I rarely hear a dog bark.
The serious drawback is the rental increases. I moved here in January 2000 and to date, my rent on average has increased by 18% per year. (I am moving because of that)
The first couple of years, no one around me moved, but in the last year, I've seen several tenants moving in and out of two apartments near me (staying for 2 to 4 months - waiting for a house')
If you have the money, it's a nice place.
