I only lived here 3 months and had only problems. First there was no fridge after they promised a fridge...they provided us one. A week later it broke and they told us to get it fixed, they were not paying for it. For a month and a half they left us without a fridge, we finally got a bar fridge of our own. Dealing with the manager at this place was frustrating, he would lie to us continually, promise us things and then not follow through. Poor management for sure. The Man has no people skills. Maintenance was a night mare, the gas would get turned off to our unit and they couldn't fix it. Water turned off without notice. Poor water pressure. Moving out was a night mare, they did not show up for the scheduled appointment for a walk through. Now i am getting bills for carpet cleaning, wall painting, and cleaning in general. I know for a fact that they did none of this and are billing us, they are renovating the place. They ripped out the carpet, and were repainting as part of renovating. Further we payed $75 a piece for two car remotes, returned them on time and never got credited for them. They are thieves looking to make money off anyone that they can. Do not stay here it is not worth the hassle and Stress. Qlkxv6lfLuuXn3BrtpO7

I agree, this place is a nightmare (to say the least)! For future knowledge, you can request invoices of all "general" items you are billed for (all items you listed you legally are able to get invoices for). Now, they can fake the invoices, but at least you make them take that extra step. As far as the remotes go, I believe it is in their legally binding contract (one of the many that you sign with the lease)that when they are returned, you get credited that money. I know they are absolutely disgusting to deal with, but it sounds like they ripped you off pretty bad (and this is sadly extremely common at this place). Aside from requesting the invoices, you can call or write to their regional corporate office, letting them know you DID make an apt. for a walk-through, which they did not show up for; therefore, you should be fully refunded due to their absence. The corp. office to contact is in Newport Beach. If you look on avalon's website, you can find their info. there. I've had to do that on many occassions and they're well aware that this location is their "problem child" and they really do try to help. I've gotten MUCH "hush-money" from them purely by involving Newport Beach office. It's amazing what they start offering when their bosses light a fire under their tushies to take care of things. Again, I know it's more time of battling them, but it can be a very lucritive venture, especially given their reputation! Good luck! Hint: at corporate, ask for Kelley Toomey. She's awesome, if she's even still there....if she's not there, call their Encino office, which i believe just recently opened, and ask for Tamela....there, I've said too much. Happy? : )
