After living in Warner Center Apartments for over 5 years, my wife and I were very excited to be leaving this complex for many reasons. For starters, the complex is far too big for its own good. It's like living in an egg crate. There are too many units. With almost 1300 units, there is of course too many people to live in a quiet and safe environment. The complex is an apartment giant, and I can't see why anyone would want to invest between $300,000 to $400,000 (phase 1 pricing only) for a small, overpriced, condo overlooking the noisy 101 freeway. Keep in mind, there are 7 phases of condos being released, with each phase going up in price based on "desired location" within the community. I lived in what is going to be phase 7, the "most desirable" location of the complex--the most distant from the freeway, and I would not want to buy my unit.

The two biggest problems with the complex are the plumbing issues and noise between floors. We always heard the residents who lived above us walking around. For years, I always thought the residents moving in and out of the apartment above us weighed about 400 pounds. But then, when it had been silent for a few weeks, I went upstairs to the vacant apartment with my cell phone in hand, called my wife downstairs (while walking normally) and she could hear the floor cracking loudly with every step as well. You can hear everything between apartments--sex, men urinating in the bathroom, phones ringing, stereos, footsteps, etc.
As for the plumbing, this was awful! One time, fortunately while we were at home, our kitchen and bathroom sinks began to fill up with disgusting looking and smelling colored water, because the tenants on the 3rd floor threw something into their garbage disposal that they shouldn't have. The water began to rise, and we had to dump buckets and buckets of the crap over our balcony at a rapid pace to avoid overflow onto our carpet. Also, on 2 occasions, my closet base was flooded due to poor plumbing issues with the bathroom sink and A/C. The bottoms of my shoes got all moldy, and I lived with nothing on the base of my closet for the last couple of years in fear of the same problem reoccuring. Water heater leaks in the storage closets on the balcony and pipe leaks in the garage that flood certain areas, if not rain all over your car are problems as well.

Other problems include: Tons of residents with dogs (for a complex that has had a "no pet policy" in all the time I lived there--the complex didn't care--far more dogs now than 5 years ago), residents who can't manage to throw their trash into 1 of 3 huge dumpsters in the garage (this problem should improve once the complex turns into condos--the riff-raff tenants should evacute by then), and the size of the kitchens are a joke--good luck trying to have 2 people moving around in there at the same time.

The good things about the complex is the location, the amenities (pools, tennis courts, gym, etc.) amd the actual maintenance staff. Even though there were always many things going wrong within the complex, the maintenance staff was always very handy, polite, trustworthy, and quick to repond to fixing the problems.

In conclusion, I think the soon-to-be "Metropolitan Warner Center" will have a very hard time filling the majority of the units. So long...farewell...
