You definitely get what you pay for. Cheap rent equates to a cheap quality.

1) Bugs - I kill a roach on a daily basis, despite keeping my drain covers closed and my place very clean. I also kill spiders on a very regular basis. I even spent my own money to get some caulk to try and cover all the entrances they might get in. No help. ***If you hate bugs, don't rent here.***

2) Maintenance - horribly slow. I have been renting for 10 years and have never lived some place that took more than a couple days to respond to a maintenance request. A week is the minimum here and two weeks is the norm. And given how old the appliances and fixtures are (25 years) they fail or break quite often. It is baffling with so many people unemployed that they can't find more help. Most of the time I fix things myself if I know how. Again, you get what you pay for. ***If you like quick maintenance, don't rent here.***

3) Grounds - nothing special, pretty boring, reasonably maintained except the huge number of spider webs covering every tree and bush around.

4) Noise - single pane windows and cheapo wood construction means you hear every car that drives by, every conversation your above/below neighbor has, every car alarm going off, and every gang banger driving by in their riced out Civic with a fart pipe.

5) Staff - seem friendly enough but make frequent mistakes and it seems like their hands are tied by corporate as far as getting anything improved. ConAm just isn't willing to put any money into this place for the time being.

6) Parking - No covered parking, no garages, but plenty of uncovered parking. I haven't been here through a winter yet, so I have no idea how good their snow removal is.

7) Safety - No lighting near the garbage dumpsters means don't bother taking your trash out after dark. Also no lights on the balcony, so if you live on the first floor it is kind of scary. The door that goes to the furnace in my apartment feels like it is made of solid oak. My front door feels like grade schooler could kick it in. The latches on the bedroom windows don't work well so I had to buy my own.

8) Misc - No pets allowed. Some units have W/D, some don't. The "ceiling fan(s)" they mention consist of a single ceiling fan with a light kit in the dining room, no other rooms have ceiling fans. The AC units are incredibly old and inefficient, meaning that in the summer it costs a ton to run them and they hardly put out any cold air. Crappy single pane windows are inefficient. They use boilers instead of water heaters in each unit. This makes showering an adventure because one minute you get ice cold water then next you get scalding hot water. The appliances are the original 25 year old ones. A stove is a stove, but the fridge and dishwasher are pieces of crap. Everything in the freezer gets fristed and I have to almost completely clean my dishes before I put them in the dishWASHER. The sink in the kitchen is the single bowl type, not the dual kind with a garbage disposal on one side and a normal drain on the other. Also note there is no microwave over the stove, and no place to put one in the tiny kitchen. No storage on the balcony like most complexes have. "Walk-in closet" in master bedroom is barely bigger than the normal closet in the other bedroom. Shelves in the closets are of poor construction.

Bottom line: Would I move in here again' No. Would I recommend this place to a friend' No. Frankly, I wish I had spent the extra $100/mo and stayed at my old place. Be smart, pay a little bit extra and get a lot more elsewhere.
