My husband, daughter, and myself lived in these apartments for a year. Through the year we had a few minor repairs nothing big, but it wasn't done on time unless if we told maintenance ourselves. About 3 weeks before the end of our lease the sewage from the entire building flooded into our apartment. Sewage was pouring out of my sink, bathtub, and toilet onto my bathroom floor and spreading through the drywall into the carpet on all walls. This sewage was even soaking up into the drywall itself. After noticing the flooding I notified the maintenance staff and of course it had to have been a Sunday because no one answers the phone! Maintenance came by after calling back, upon seeing the flooding I thought he was really concerned for my apartment. The maintenance tech went to other apartments in the building and found out it was everyone's toilets backing up but they had nowhere near the amount of flooding that I had. I asked the guy what we should do about restrooms while waiting for the water damage specialist to come clean up, and the guy told me and others in the building to go ahead and use our toilet(s), so everytime anyone used their bathrooms our apartment would flood some more. We attempted to call Lilliana and as expected she didn't call back. My husband and I packed up to stay with his mom for a while until it was cleaned up. The next day we talked to lilliana to see if she would send someone to clean-up and she said no and that it was our resposibility. By this time the apartment already smelled as if it was sitting for weeks. The only thing they did was have the water damage guy vaccuum excess water from our bathroom and carpet then he sprayed deodorant, THAT'S IT!!!!! Lilliana offered to give us $7.00 for shampooing the hallway and that we would have to cover the rest. We spent a whole 3 weeks sleeping on my mother-in-laws floor while we packed and waited to move into our new apartment. In this time we cleaned the apartment and had a different professional carpet cleaning done. The walk through went very well as the new assistant manager was aware of the issue of flooding, but she stated that it was so clean she could move someone in that day. We had asked her about a statement that we had received on our door that day, she said we wouldn't have to pay it because the computer generates it anyway and if we had paid rent we didn't owe it. So about a month later we received a deposit return check for 40 something dollars instead of $100.00. We called and lilliana said it was for that months utilities that we owed. The statement said we owed about $53 for 9 days of utilities, and because we never stayed there after the 9th day of the month, we felt we didnt have to pay it! I haven't signed a waiver and I wasn't offered another apartment!!!! I AM NOT BACKING DOWN I HAVE PROOF AND I'M PURSUING IT!!!! This communityplays favorites and if you aren't their kind then you don't get treated with respect! Lilliana yelled at my husband over the phone but wanted to act professional in her office face-to-face. NOT COOL!'!'!' IIF I HAD A PROBLEM I WOULD HAVE TO REQUEST TODD TO COME OUT AND FIX IT CAUSE I KNEW THERE WAS NOBODY ELSE THAT WOULD DO IT RIGHT OR ON TIME!!!!! TODD WAS GREAT AND HE NO LONGER WORKS FOR OAK RIDGE HE DESERVED SOMETHING BETTER ANYWAY!!!!! THANKS A MILLION TODD!!!!

About a year ago I put Oak Ridge on a routine main sewer line clean out schedule. Once every 3 months we pay a profession sewer jetting company to come out and completely clean out the main sewer lines, since starting this, we have had limited problems. We cannot avoid all problems, but we try. As for how this person was treated, as this review is anonymous, it is hard for me to determine the exact details. Dear John, I lived there 8 years ago and was flooded 3 times with raw sewage... I think it hilarious that 8 years later all your complaints that are being written about Oakridge have to do with sewage and water damage....hmmm is it just me or you guys still just full of ----? Quit ripping people off and be honest with the tenants that your a bunch of cheap asses who will not fix the problem or replace the pipes. You should also be honest and tell new tenants that after they are flooded your complex will NOT replace carpet or drywall even after tenantes fall sick. Thank GOD I MOVED and even after the flooding with the raw sewage I was attacked by 4 men with a gun who lived in the same complex. After requesting to break my lease after being attacked by their tenants I HAD TO FIGHT FOR MY DEPOSIT MONEY BACK!!!! OAKRIDGE IS TERRIBLE! 8 years later I still hate that place!!!
