I signed the lease in march of 2008, I moved in in April of 2008 . The day they called me and said my apartment was ready for move in I came over and did the walk through. The molding looked like it had been destroyed by a little kid with a toy car, there was still food in the dish washer. There were no drip pans under the heating coils on the stove. The light fixtures and several of the fire suppression sprinklers were painted over. Grease stains all over window outside dining area. Front door had a huge oil stain underneath the door knob. The peep hole was painted over, the cabinets were missing the doors. And thats a small list, the apartment wasn't ready for move in for three more days.
As for actually living here; it took them a month to get my washer and dryer in even though it was promised on the day of move in. The grounds are very poorly kept with the grass often being 4-5 inches tall in the summer, weeds growing in every rock bed, and much of the irrigation system around the complex is in a sad state of disrepair. I can hear my neighbors having parties and playing music and movies til the wee hours of the morning (lodged several noise complaints to no avail). My neighbors smoke and I can often smell it drifting through my dryer's ventilation port in my bathroom. And most recently the office just cut back their hours and didn't notify anyone. Also parking sucks at night and the lot is very poorly lit. The air conditioning barely works during the summer months (I lodged several complaints on that too and was told I dont what I'm talking about). My apartments average temperature during the summer ranged from 75 - 90 degree's with the AC running 24 hours a day. Trying to cool down past 70 degree's and the AC constantly froze over and stopped working.

As an update on my reccurring situation with Waterfield Court as of May 23, 2009.
I just recieved an invoice from them charging me almost 1200 dollars almost a full 2 months after I moved out. They are charging me for April and May on rent and water services which is rediculous, when I moved out at the end of March. They are also trying to charge me for "light cleaning" when I actually left that appartment in better condition than I found it. The invoice was date 4/29/09, the envelope was post marked 5/21/09, I recieved it on 5/23/09. That's almost a full 20 days from alleged printing to mailing.
They are attempting to catch me on breach of contract since I didn't give them 60 days notice. I went in on the 1st of march to pay my rent and discuss renewing my lease, the office was closed so noone was around to talk to, and it was a weekend.
The normal office hours were 10am-6pm monday-saturday, they changed them to 10am-4pm monday-friday and told none of the residents. Earlier in February I had asked them about renewing my lease and they said my rent was gonna go up if i renewed, that was the middle of february, they have to give 60 days notice of a rent increase. They did not do that, I had to go in and ask, I was fully intending to renew my lease even then. Until I found out that they changed the office hours without notice, and then when I got the orange notice of backruptcy on my door that was the nail in the coffin. This place will charge you out the rear end for things you are not responsible for. Again I say do not live here.
Also if you think I'm gonna pay 1200 dollars for something I'm not responsible for when you were the first to breach the contract, FAT CHANCE! I'll see you in court.

The landscape would have looked great if they paid for any of the service(from any service provider) they have recieved since mid 2007!!!

continued: I looked on my credit report and they didn't put nothing there else well. This tells me I won.
