This apartment complex is one of the worst that I have ever lived in. Primarily because of the management, and secondarily because of the overall quality of the buildings. This is one of the nicest APPEARING buildings in boulder, however when you move in and things begin to fall apart... good luck getting anything repaired to stay... everything is made from pressboard.
When shopping here you are going to encounter high pressure sales tactics from an otherwise totally useless staff. If you hear things such as "Those units are going fast, they'll probably be gone by the end of the week", know it is a lie. They had trouble filling the buildings this year! If you are looking to sign a lease here anyways, do it late. They will offer nine month leases or reduced rent for a full year lease if you wait closer to the end of there year. But of course, they won't tell you this and are slow to do right by you if you get suckered into signing early.
Additionally, Boulder code requires a lease be delivered to the tenant within two weeks after you sign and deliver it to them. A front desk worker named Carey (sic') however told me verbatim, "That is not how we do business, and you will recieve one on move-in". Which I then had to go ask for... again and finally recieved, over a month after they were legally required to provide me with one!
All other issues you bring to them are deferred to "corporate" which is in another state! Certified letters to this apartment complexes management go unanswered!
Once you sign a lease, managment sees you more as an obstacle to surfing the internet than a consumer with a service related problem. You will be delt with curtly, and turned out as fast as possible. So instead of a satisfactory resolution to your problem, you will get the one that gets you out the door fastest.
With the rent that they charge it is no wonder there are problems filling the rooms. They claim that rent is comparable to elsewhere in Boulder. This is a totally misleading claim. If you are paying 744 as I am for a two bedroom, they are correct.... IF you are renting an ENTIRE TWO BEDROOM APARTMENT FOR YOURSELF! Then it is comparable, otherwise its about DOUBLE THE GOING RATE! DOUBLE! Keep in mind both you and your roomates will be paying this rate, it is not split between you! Go elsewhere and find a roomate!
One positive about this rent setup is the lack of a Joint and Several liability clause, meaning in short that if you pay your rent and your flatmate(s) do not, you cannot be evicted or held responsible as you will be elsewhere in Boulder.
As for parking, you'll have to buy a parking pass (an extra 45 dollars a month on top of rent). That pass will not allow you to park anywhere on campus itself, only at the apartment. If you are going to drive to campus you will still need a campus parking pass. Your other option is to take the Buff Bus to campus with all the Williams Village students. Your friends cannot park here to visit me without being ticketed or towed.
As for staff, you no longer will have RA's (resident assistants). You will now have CA's! Which is apparently a totally different thing! I mean, it's a different name right' However, they will still be there to watch over you and ensure you act like a responsible adult!
The apartments are furnished, with a clause in your lease that prevents you from removing any of it, including the mattresses that seem to be designed more appropriately for stopping bullets than sleeping on.
While I am on the topic of sleeping, best of luck to you. Between the highway right out front, the poor mattresses, and the music that is more suited to an ampitheatre, sleep is difficult to come by.
There are study rooms provided, which I feel are a major plus to the studious. Trash rooms are on every floor, so you don't have to carry it out all the time. This also leads to horrible smells indoors. Each apartment has its own central heating, and air conditioning (which is rare in colorado). If you run over the utilities fee that is built into the rent, you will pay.
Overall, if you are looking at apartments, I would not recommend Bear Creek at Williams Village. In fact, I would un-recommend it! I have lived off campus for two and a half years, and have not been so dissatisfied as I am here. I urge you to look elsewhere for a real off campus experience, but wish you the best of luck in your search wherever you decide to live.
