No real Christmas trees' Six floors of tinder'

To summerize what I am going to say, this is quite possibly the worst off-campus establishment in the whole of Boulder. The management has set a precedent of the staff to hide behind their strangling lease when there is a problem. I can't reccomend therefore, any sort of property managed by it's mother company, American Campus communites. The regonial properties manager lied to my face, as did all members of staff higher than their office workers. They're getting very desperate for lease renwels, but do not let a cheaply built and maintained apartment cost sway you.

Primarily, the only people they are able to have live there are going to be people from out of state who couldn't get warned soon enough, or their parents reccomended it. Drug use is a high percentage, my roomate and I can constantly see a girl 100 feet away in the sister building using a huge bong. The year before, when I had even more roomates, I was the only one who wasn't an alcholic, drug user spoiled by my parents.

Waking up the first week of school at 2:30 in the morning on a school night to the sound of a girl throwing up in my apartment was not pleasent in the least. When finally I contacted the staff member in charge of my floor, they didn't offer any help except to tell me to solve it on my own, or they could move -me-, the person who was not using illegal drugs, drinking underage, or being a manwhore to the utter intellectual scum of the University.

The elevators would break weekly, if not more than that, and the back doors of them go to the garbage rooms, which smell to high heaven constantly, since the staff will take the weekend with no emptying of it.

Now, here is the sadest thing. This place is my home, and they -prohibit by lease- of having a real Christmas tree. That is not acceptable in any manner. Real apartments will allow them; however, it is obvious the staff, and managing corperation do not think enough of their tennants to be responsible enough to keep a tree from burning down. I was also asked by the staff to make my requests for a room assignment, and the manager did the exact oppisite of every request I had. -Everything- from my room type, where the apartment was, and which way it faced. They don't care if you're a returning tenant, and during breaks they won't have any mail being filed for days, even if it's time critical for you.

For some of us who have no relatives in the state, it is our home all year. While they offer 12 month leases, you don't feel very welcome by the poor operation, and treatment you recieve. It is not worth having a furnished apartment, though even the furniture is not worth it. The chair I was provided literally has no backing at the lower back area, so I had to purchase my own to keep from being in pain. The only 'nice' thing you have is the refrigerator, whose ice maker produces ice that tastes slightly sketchy.

One more thing to share. As a result of a drunken girl vomitting in my toilet at a hideiously early hour of the morning, my towel rack in the bathroom had a rent. When I was the last to move out, they informed me that I would have to pay almost $40 for it, despite the fact that the lease stipulates tenants are responsible for the damage caused by their guests because I was the last to go. I went to the hardware store only to find the same bathroom towel rack rod for less than $5, which I installed myself easily.

In summary, Bear Creek at Williams Village is somewhere between a dorm and a real apartment. I cannot reccomend this, or any buildings in Boulder managed by American Campus communities to anyone who is serious about their life at university, or their life in the Boulder area. The management up to their regional property manager is lacking, and their staff is poorly trained and managed in this service -and- hospitality industry as a result of this.

Damn I wish I would've been your roommate. I went through almost exactly all the same issues you did while living here. I had to park in the back lot b/c they "claimed" there were no spots out front and my car was broken into several times. My roommates all smoked in the apt even though I have asthma. The management refused to let me move even though I told them there was a conflict. I couldn't have a tree b/c they (management) claimed it was a conflict of religion.
