When my husband and I first moved to The Boulders it was a great place to live. Wee envisioned ourselves living there a good long time. It had a low turnover rate with most of the tenants living there for an average of 7 years or more. Most of the people in our building were older and were very neighborly. The people who lived above us were very courteous in general, but especially about the level of noise coming out of their apartment. We never had any issues with them at all. We would of course hear the usual sounds that come with apartment living, but nothing out of the norm. There has been a change in The Boulders over the last 6-9 months (new management) and now there are tenants moving in and out all the time. The new tenants are much younger (around college student age) and sadly, my interactions with them have not been positive...as most are just SO narcissistic. That leads me to the tenants who live above us, they are just the worst. There is noise at all times of the day and night (I have not had a solid nights sleep in almost a year!) and they could care less about anyone other than themselves! The new management allows people to park in the no parking fire lanes and in handicapped spaces, the security patrol has stopped coming through the complex, and I have never been able to reach an actual member of management on the phone since they took over. I could always call Kimber or Dan (with the former management company) at anytime and they were ALWAYS responsive. If I walked to the office they knew my face, name and what unit I was in even before I opened my mouth to speak. The new management has taken up the despicable practice of posting "request for rent" sheets on people's doors facing out so the entire complex can read it. REALLY'! That is SO unprofessional and disrespectful of the current residents! Come on, at the very least, it can be placed in an envelop and taped to the door!! Why would you want to strip your current tenants of their respect and dignity' When the time comes to renew our lease, we are opting NOT to and will be moving out of The Boulders ...and that can not come fast enough! If you are thinking about moving here, do yourself the favor and skip this place all together. They will be raising the rent for a 2 bed 2 bath to between $1400-$1600 a month, and for that you can live downtown in a sweet place! Skip this place you can find much better!

Dear Resident,
I hear your frustraions, however we have only been under new management since mid January. If you have someone disturbing your sleep we would like to know about it so we may handle it with proper procedures. Please contact the leasing office during buisness hours, which are as follows: Monday through Friday 10am to 5pm and Saturdays 10am to 2pm. We are here to maintain and improve your quality of living. The courtesy patrol you had with the previous managment company is still here and under the same contract, they do the same number of patrols. If you need a number to reach them please let us know. With the demands for rent or possesion, when rent is not paid per the lease agreement, we post them to the Colorado State statute, please feel free to contact us with any questions you may have. Finally rent increases, as of now we do not have anything that rents $1400-$1600, our top rent is $1300 for lease terms 6-13months. If you have a short term lease that is a premium and we can discuss that option with you if it is available. I would be happy to sit down to discuss all of your frustrations during buisness hours. We would like to solve any problems you may have.

A couple of things I wanted to clarify; it seems that the management company decided to answer with half-truths or incorrect information.
I was also having problems with loud neighbors, I called the office many times but the problem is still there and nothing is being done. It is very hard to get a person to answer instead of the voicemail, and yes I called during business hours.
Even though it is true that the patrol continues to drive through the property, they seem to do nothing about the cars that park illegally in Tow-Away zones or handicapped parking, it is sometimes very difficult to back up from the parking spaces because there are 2 or 3 cars blocking the way, I called and talked to the property manager about it, a letter was sent out almost 2 months ago but nothing further that has been done, not only there seem to be more vehicles parked in illegal spaces, but there are plenty of cars without a "The Boulders" decal that park in areas designated for residents.
Management may be following Colorado Statutes when posting requests for rent, but nowhere in the Statutes it says you can display the letter so everyone can see it, it's just a matter of common courtesy in such a difficult economy. It the management is trying to collect rent, as they have the right to do so, the tenant has the right to be treated with respect and dignity during the process.
And yes, the rent may only be $1300, but when the new fees this management is charging ($25/month per pet for pet rent garbage/sewer water usage) the amount being paid equals $1400 or more depending on how many pets there are.
i have no problem with the changes the new management company is making, it is their property and they have the right to do with it whatever they please. what i have a problem with is the unprofessional way the manager they appointed uses to address problems. It seems very inexperienced and unapologetic. Maybe if the approach was different and non-condescending, tenants would enjoy their stay and work with management in making The Boulders the place it used to be...
