Convenient to CU, but not worth the money

Having lived at Canyon Creek for well over nine months now, I feel at liberty to express my contempt for the place in a constructive way, namely, conveying to you, the reader, my utter contempt for this apartment complex. My hope is that this review will convince prospective tenants to seek better values for their money.

Let's begin with the insulation, or lack thereof. The apartments were built before the advent of insulation, and no attempt has been made to remedy this. As a result, the upper floor units become unbearably hot in the summer (at least 100 degrees), and in the winter, they become frighteningly cold at night. Winter is not too bad because the heater may be turned up, but since there is no air conditioning, the living conditions in summer are simply unacceptable, perhaps even dangerous to those with asthma or heart conditions. Further intensifying the heat are the vaulted ceilings, which tenants on the third floor must deal with. These ceilings collect and trap warm air in the summer, dashing any hope of cooling off the apartments.

Also, do not expect consistent hot water for the shower. It conveniently turns ice cold at very inconvenient moments during your shower, and it often requires waiting several minutes for the temperature to return to an acceptable level.

The lack of insulation is also apparent in the thin walls, which repeatedly allow anything and everything one's neighbours do to become immediately obvious. As soon as the tenant below me lights up his cigarette, and as soon as my neighbour burns her incense, I know about it as the smells seep into my apartment. When my other neighbour has sex with her boyfriend, I also know this since the walls provide little in the way of noise damping.

Speaking of noise damping, these apartments are very loud, and anyone seeking a good night's rest would do well to look elsewhere. Between the loud music and the reckless drivers revving their engines on the street, it is often very difficult to sleep here. In the summer, the pool opens, and it is not uncommon for a small crowd to gather there at 2:00 in the morning and make enough noise to wake up everyone in the vicinity.

I have discussed some of my issues with the management and have found them to be unresponsive. I have also submitted two maintenance requests which have yet to be honored. While the management is better than that at my previous apartment, it is obvious that they are willing to do only the bare minimum to make their tenants happy. This is also evident in the rather poor condition of many of the public areas in the complex.

Off-street parking is advertised as a selling point of this complex, but I have found it much easier to park on the street. This is because the parking lot is far too cramped, and getting in and out of it often requires 12-point turns. Some of the parking spaces were obviously added as an afterthought and make maneuvering difficult. Beware the street parking, though; your car is likely to get hit by paintballs. Mine got hit three times in one month.

I could go on for much longer, but I think this conveys my opinion fairly well. If you are considering Canyon Creek, do not be deceived by visiting here in the spring. Come in the summer and ask to see one of the third floor units. This will give you a better idea of what you may have to deal with.
