First up--this review is for the apartments, not the townhomes that are also part of the complex. The townhomes appear to be of somewhat higher quality than the apartments.
The good thing about the complex is the location--it is in a fairly rural area, good view of the mountains if you decide to go walking, and there is shopping nearby in Gunbarrel. And the apartment grounds are great-lots of open space in and around the apartments.
The bad:
1) Unresponsive maintenance. I have had two problems that were reported, ignored, and reported again. When maintenance did come, they only looked at one of the problems, which they said would take a week to fix. It has been at least a week, and I'm still waiting. There were several maintenance issues when we moved in--both involving plumbing, that should have been fixed and were not.
2) Condition of apartment. This may be unique to me, but while the place is roomy, it is in fair-poor condition--with the bathroom and kitchen being especially poor. There is water damage under the kitchen sink, to the point things can't be placed there; and there are holes in the bathroom door, and there is a very poor paint job in the bathroom. The toilet runs, the sink leaks (something maintenance has ignored).
3) Probably my biggest pet peeve is the noise and the people living here. Let me preface everything with this--if you're a college student and you're into drinking, partying, music and pot, then you should do fine. I have two loud neighbors, one of who is incredibly loud, and I have one who smokes so much pot it can be smelled out the hallway and in my apartment. And let me also be clear, the people living in the apartments appear to be almost entirely college students (don't ask the office, they'll tell you its a 'mix'. That only counts if you include the townhome residents). If you have outgrown this, or aren't interested in this type of lifestyle, I would definitely keep looking. There are some working-class people here, and some families, but the apartments appear to be dominated by late teens-early 20 somethings.
Finally, the overall architecture of the place is a bit annoying. The walls, as is usually the case, are paper thin, and if you get a unit that has stairs up the side, then you'll get to hear people tromp up and down the stairs all day. And, while this may seem really nitpicky, it still was annoying--you will never, ever see the sun in some of the units. They are constructed so that you will never get direct sunlight any time of the year, which makes getting up in the morning seem like you're living in a cave. Picky, I'm sure, but you don't really notice something like that until it happens.

Three responses...
1. The resident mix seems to have changed since 2005. Fewer students, more young professionals and families.
2. Yep, quality is lacking. No roaches, but ants and smoking neighbors are a big problem. Price is low, and they do seem to be trying to keep the place maintained, but there's certainly more that could be done. And some of it's just shoddy construction that can't easily be overcome.
3. North-facing studios, at least, DO NOT GET SUN. EVER. I'm moving to a south-facing one next week, and hope it will be better. Last winter sucked.
