I can't say enough about the location, about two blocks north of main CU campus, literally down the road from the stadium. The building must have been a motel/hotel in the past as the rooms are all the same and the kitchen is a modular in closet type unit (mediocre, but mildly satisfactory). The biggest problem I found was the building allows smoking and has since it opened, so the walls etc... are permeated. Your neighboors are genrally another college kid who settled or a alcholic chain smoker. There isn't any overhead lighting, but you can do a good job of it yourself with two floor lamps. All utils are included (Gross Lease), which is nice. Rent can range from 400-650 and all the rooms are the exact same, so try and haggle it down. All in all it was a great place to live while in school on the cheap, and a dynamite location, but I would feel a bit out of place otherwise. Mgmt. was good, there is usually always someone there and they are nice as long as you are also nice. So in short I reccomend it but you have to keep the drunks and the smoke at bay.
