Kensington apartments has been a good value for the money (about $743/mo including utilities except electric). I have had no serious problems with management, and the underground parking for $25/mo is an excellent deal, especially in the 26" snowstorm of last winter. The apartments are well designed and not as boxy as most in the area, and the kitchen is rather large. The appliances and fixtures have all been recently updated, and the carpet was in good condition. The only concern is the poor condition of the balcony (lots of splinters, almost ready to fall off the side of the building it's so old).
Even better, air conditioning and heating are central to the building, although each apartment has a separate thermostat, so no extra electric usage for A/C and heating. I keep it at 68 all summer and my average electric bill is about $25. Kensington is apparently going to add wireless internet service at no charge for all residents, but this has yet to go into effect as of July 2007.
The walls are thick, and I rarely if ever have problems with noise from neighbors. The view out the back on the 3rd floor is good and the parking lot is quiet, as are the local neighbors.
Overall, I find Kensington Apartments to be a good value and in a good location, and highly recommend living here for close access to the CU campus.
