I lived in Sterling University Peaks from August 07-08. In that time:
Facilities
1. The deck was closed for 5 months because the boards came up due to poor workmanship.
2. The hot tub was frequently closed.
3. The pool was closed for at least half the summer.
Typically, management blamed these on residents-which is fine. But be aware, if you move here, there are plenty of residents who will throw glass bottles in the pool and hot tub.
Parking
4. On multiple occasions, I had to park on the street, despite my SUP parking pass.
5. On two occassions, friends cars were booted while they were helping me carry things upstairs.
Noise
6. The sound carries across the hallway through the ceiling rafters.
7. Sound travels through the AC vents from the adjoining room
8. Any noise in the hallway reaches the bedroom.
9. Any noise (TV, alarm clock, sex, etc.) makes its way from the adjoining room and often through the walls
Safety
10. Because of SUP's pool and utter lack of security, many people from neighboring developments show up to use the facilities.
11. In my year at SUP, I saw fights roughly every other weekend, and am aware of at least one instance in which police had to be called because a non-resident pulled a gun in the pool area.
(Again, this may not reflect on the management, but it does reflect on what you will deal with if you choose to live there)
12. There are at least two drug dealers per floor (per tower) - you just have to follow the smell of pot to find them. This may not necessarily be dangerous, but it indicates that no patrolling of the grounds regularly takes place.
13. There was at least one LETHAL drug overdose in my time there. Paramedics were called to the scene, but could not rescue the person. Once again, this may not reflect on the management, but I can't imagine anyone who's eager to try to sleep while paramedics are knocking down their neighbor's door. That is, there are many drug users/dealers in this building.
14. The hired security team (who handles parking) threatened to use tazers on residents for "disrespect" a number of times last winter.
Staff
15. The staff does not care about you, your apartment, your quality of life in SUP, or the proper functioning of anything in the building. They will attempt to bully you with fines, etc.
16. On one occasion, a fellow resident reported seeing --- (the head office manager) fraudulently filling out public-assistance forms for residents in the building (which is a Felony). Though I cannot personally verify this, it would explain the free electricity.
Other
17. Frequent blood and/or vomit stains on the carpets/stairwells
18. Vending machines constantly malfunctioning/vandalized--not necessarily the management's fault, but that's the neighborhood you'll be in.
19. Parties EVERY weekend - during the summer, more frequently.
20. The pool/deck area is LOUD every night that it is not too cold for people to be out there (and some nights that it is, when they are drunk enough).
Between the parties and the noise from the pool/deck, you can expect that you WILL hear noise, even in your room.

SOOO true. that place is a ---- hole! i lived there a couple years ago and they wouldn't shovel the walk in the winter even after i asked them several times. i was pregnant walking to my apartment in snow that came up to my knees! don't even waste your time!
