Don't waste your money

I wrote a comment back in December about the pros and cons of living in this complex. For some reason that post is no longer showing up so here is a recap:
Cons: Very noisy, paper thin walls, kids all over the pool area without parental supervision, no enforcement of the garbage policy, no enforcement of the clean up after your pet policy, slow to no response from leasing specialists, gym equipment not working, consistent turn over of office staff, shoddy construction, having to pay for use of the clubhouse (something that was originally included but changed when new management took over), have seen people urinating in the parking lot, there is usually no where to park near your home unless you pay extra for a garage, security gates are constantly on the fritz, security gates are often propped open by residents letting friends in, neighborhood kids like to throw baseballs, eggs and golf balls at the apartments.
Pros: Activities for residents, having a pool and gym on site.
After living there for over 3 years my husband and I purchased our first home. Before moving out, we spent 2 days cleaning the apartment. Spent one entire evening steam cleaning all of the carpets. We have a dog and he has had a few accidents. We had our walk through and received no checks or comments on the check out sheet that would indicate any problems. When I turned the sheet in I was told by one of the "leasing specialists" that it looked like I would get my entire security, $600, refunded. I was told by the manager of the property that depending upon the financial state of the company the refund could take up to 60 days. When we moved out a large portion of the complex appeared to be empty. The mail woman had told my husband that people were moving out "in droves". After hearing that, we didn't expect to get our security back for the full 60 days.
After one month, we received a letter from the Marquis stating not only were we not getting our security but we owed them money. A breakdown of what we owed them reflected we were being charged for replacement of the first floor carpet and resealing the cement floor under that carpet. The carpet on the first floor was water logged during a flood that occured during a large snowstorm because the sliding patio door was not sealed properly during construction (as told to me by maintenance). It was never replaced and was curled and rumpled in certain areas after it dried. My husband and I declined their offer to replace it at that time because we knew we would be moving out in the spring. Why not let the new people have the new carpet. Of course, we didn't take any pictures of the damage and apparently the conversation of new carpeting wasn't documented in our file.
When I received the charges letter I contacted management regarding the charge and was told it was because of urine stains on the carpet from our dog. I explained that I had moved from a one bedroom to a two bedroom and finally the townhome within their complex. When I lived in the one bedroom my dog was a puppy and had many accidents. I cleaned that apartment the same way I had cleaned the townhome. Why is it now that I am being charged to replace a rug. I was told that previous management did things differently. I asked why the stains weren't documented during my walk through' Apparently the stains in dispute aren't even located on top of the rug, they are on the pad underneath the rug that they discovered when they pulled the rug up. I stated that if that was the case, that the rug had to be replaced because of the urine stains underneath the rug, then why was I being charged since the rug in question had to be replaced anyway from the flood. I was told that they could find no documentation in my file that the rug had to be replaced from that flood. WOW!!! To say that I was furious would be an understatement. I am also being charged 250 to have the cement floor under that carpet resealed. The manager told me this was to prevent odor from the dog urine spots from coming through. Odor from a cement floor''''' If anything the cement under floor needed to be resealed because of the flood, not 3 urine stains. ARGHGHG!!!
I have talked to other people and they have had similar experiences. DO NOT rent from this place unless you like not only throwing away security money but also owing money. Am trying to determine if this situation is worth hiring a lawyer or just paying the money to make that part of my life disappear once and for all.
