My boyfriend and I actually had the opportunity to transfer our lease from another Greystar property (not just managed by Greystar, but OWNED by Greystar.) Considering that the team at the former property was atrocious at best, we weren't expecting much. Boy were we surprised. The staff here is polite, courteous, and extremely helpful.
I've read many reviews on here and I think the "squeaky wheel is always the loudest." People who are generally pleased with a situation normally don't say so. However, those with a problem will try to be as loud/obnoxious/rude as they can.
That said, here are the pros and cons I've found living here.
PROS:
- Overall, nice complex.
- Staff is helpful, professional, and polite.
- Landscaping is nice and maintained.
- Appliances are newer and up-to-date.
- Washer and dryer are included with unit!
- Walk-in closets are HUGE.
- Walking distance to Walmart, Safeway, restaurants etc.
- Nice unit layouts.
- Pool/spa area is very nice, they recently put in a fabulous fire pit, two gas grills, and a mini-fridge.
- Nice walking trails around.
- Has a small gym, but next to Lakeshore Athletic Club!
- Community events! They offer cooking classes on Monday nights in the newly renovated clubhouse!
CONS (with explanations):
- Some security doors (while the actual key fobs are so POORLY designed) don't work well or work at all. While these are here for "our safety," it doesn't seem like much a priority to make sure these stay functional.
- Security gates on the ground floor are very often not shut!!! (Our bump in the road here was that someone broke into my boyfriend's brand new car and stole a $2,800 stereo system while it was parked in the parking garage. (However, the staff very generously offered something very nice for his troubles.)
- Garage and exterior area is poorly lit, not exactly safe at night.
- Poor ventilation. The hallways are dark, dim, and stuffy. Some hallways smell of the "rubbish room," others smell strongly of curry, and a hint of must. There's NO vetilation in the hallways and it's quite "funky" 99% of the time. There are air freshener dispensers attached to the walls, but due to lack of ventilation, they do very little to help. There's ZERO air circulation.
- Rubbish room. It's very often clogged with trash, but most of the time it's because a resident didn't follow the rules for disposing of large bags of trash.
- The gas bill can be horrendous! I'm assuming it's for the water heater and dryer, but it seems a bit above average.
- Conservice. It's a service "provided to residents", that we have to pay a monthly service fee for! Management says that they use Conservice and that you'll pay that bill with your rent, but it's not disclosed that this service they use to bill you, you actually pay for yourself'! You also have to pay a trash disposal fee which is on the Conservice bill.
- Due to the cost of additional parking permits for the garage, a lot of people park in the fire lanes. At times, some people are towed, but it's few and far between. It doesn't make me feel very comfortable, should we need to call the fire department.
- Sometimes people leave their bags of garbage in the hallway. It is a common area and it's just my personal opionion that it shouldn't be left there! I think it's rude. If you don't want it in your house, what makes you think I want to see it in my hallway'
- The last con is that while you can not hear the people above you (only if the stomp or jump) you can hear people NEXT to you. It's fairly common that I hear the gentleman next door brushing his teeth and hacking in the morning or I can hear the toilet's flush from above and from the side...
Overall I'm happy with where I live. I like how helpful the staff has been. If they could find some way to remedy some of the security problems ie) open gates, poor lighting, broken doors, disfunctional key fobs, people parking in the fire lane etc. this places would get 4-5 stars across the board.

Maybe you should read my post thoroughly before making uneducated comments. I mean really, do you think an employee would post about the things I did? A hacking neighbor snorting and spitting his boogers? Toilets flushing loudly? Trash overflowing? What employee of the Summit would thoughtfully point out the flaws here? There are things I dislike. One of them being morons like you that live near me and the simple fact you're allowed to even breathe. Seriously though, half of the problems people complain about are residents not cleaning up after their pets, going to the bathroom in the hallways... etc. The staff isn't here to babysit residents. Adults live here and should be responsible for themselves. Go yell at your ------- neighbor if you have a problem.

i agree with most of what you wrote about the pros and cons-- overall, my experience here is amazing. the hallway i live in doesn't smell, and the only issues with animals i've ever had are barking dogs (makes sense, though!) -- the conservice is a ------- rip off and i wish there was someway to bypass it.
i live on the fourth floor, so i don't hear anyone above me, and i rarely hear anyone to the side of me (the only times i heard it were during primary speeches and presidential speeches, which i was also watching, so it was not an issue)... so if i'm above you, i'm sorry! my boyfriend walks heavily, but i try not to!
