Trash Dumpsters Overflowing, Unresolved Maintenance Issues, New Insurance Requirements!!!

We Were Told By Staff Members That The Pool/Spa Was Closed For Months Due To A Faulty Heater. While Staff Were Disinfecting The Pool/Spa Due To Human Defecation...A Water Heater Burned Up Because The Office Air Conditioner Was Left On. That's The Story We Were Told By Maintenance Staff...I find their new insurance requirement just a bit curious. Have they previously to your knowledge had a resident sue them for damage to their personal property' As a former renter I can tell you that renters insurance covers ONLY damage/loss to your OWN PERSONAL PROPERTY that may be caused by such things as water leaks or fire in the rented property. Whether you choose to purchase renters insurance should be your own choice, not theirs. If your furniture,and belongings are damaged and you don't have insurance...well, too bad, you're out of luck. It's not their problem, it's yours. Is the new requirement a passive admission that their buildings are not safe' I'd contact the health department, the housing authorities, and anyone elso who can come out and inspect these premises and slap these jerks with fines.

Well, the insurance requirement was added just a couple of years back, out of the blue, not sure why. The management then put up some flyers in the laundry room and other places for some broker who was living there, some folks accused the mgmt of trying to build business for him. The pool had always been a sore spot for me, as the punk kids from the subdivision across the street were there all the time, urinating and defecating in the sauna and hot tub (beware!) and most of the managers never wanted to confront folks poolside and make them prove they were supposed to be there. Now, all of Castle Rock shows up, truckloads just park right in front of the office and waltz in, the mgmt doesn't give a flip. Maybe if some off-property kid drowns, they will give a flip...

Here is a letter undated and unsigned from the Rolling Hills Management dba The Bethany Group Based In Irvine, California. The letter was found taped to our front door on August 28th, 2007.
'Dear Residents'
The Bethany Group now requires that all residents provide proof of $50,000 renter's liability coverage as a condition of tenancy.
If you already have renter's insurance please provide the management office with a copy of your policy by Friday, August 31st. If not and if you would like some information about an insurance program you may pick up a brochure at the management office or call Assurant at 877-826-8203.
Once you have met this insurance requirement, you must provide proof of coverage to the management office within 24 hours. Proof of coverage may include a copy of a declaration sheet, a certificate of coverage or a confirmation of coverage letter from an insurance agent or company with a policy number.
**An insurance agents name and policy number written down will not be sufficient enough. We need the above documents in our office and in your file.**

Letter's were placed on residents doors on 08/27/2007
The Trash Dumpsters are still overflowing into the driveways.
The dumpsters are too small and fill up on average 48 hours after being emptied. Coyotes are now present on the property due to the refuse overflowing into the driveway.
