Quiet and Very Livable!

I really don't know what everybodys problem is with this place! It's Not So Bad at All! We've been here for approximately one month and I don't really have any complaints. The location is absolutely unbeatable and my commute to work is only 5 - 10 minutes away. Looking at this site and the ratings for the Orchards going into a lease here is enough to really freak you out, but so far my experience has been very positive. Granted, it doesn't hurt that we have no one living above us since we moved in (we're on the first floor), but one thing this place has going for it is that it is QUIET (Something I was very concerned about)! The price isn't cheap but if you shop around long enough you'll find that it is tough to beat for what you get and for the area.
Anyway, of course there are negatives - there is some shadiness going on. The lady that worked for the leasing office and who I signed the 3-month lease with seemed sort of shady and disorganized from the get-go and the SAME weekend we moved in she either got fired or left abruptly and moved out (she lived in the same building as us). So I thought that was odd. Some of the Leasing Office people are a little snooty but I can honestly say that many of them are very kind and accomodating.
There are some strange neighbors, but also very friendly ones; for the most part everyone keeps to themselves and it is just a quiet environment. Those I have talked to passing by have always been very friendly. Yes there is some dog poo around on the grounds and cigarette butts and what-have-you but overall it is quite clean in my opinion. We have had some maintenance issues and even had to call maintenance the first day living here as our central fan didn't work at all (some electrical component had been removed - probably to install into another apartment). While the maintenance guy may not be the sharpest tool in the box (no pun intended), the service was very prompt and he got it fixed the same day. He was also a very nice guy and in no way made me nervous or concerned for my family. The appliances aren't by any means top-notch: dishwasher is loud, water heater has to be on full blast to be really effective etc... but everything works and it gets the job done. Last complaint is that the tap water is lacking. I was told it is well water here so thats why it doesn't taste great (they treat it with all kinds of stuff). I still drink it but my wife doesn't.
I have a family and while of course I wish we could be renting a house with a yard The Orchards is not at all a bad place. I was very reluctant to get into an apartment but we didn't have much choice and after months of looking I am glad I choose the Orchards. Me and my family feel safe and very comfortable here and in the end that is all that is important. The best part is that they offer short-term lease so you can play it safe like I did and start off small.

A month? Not enough time to write a review. Give it time. The fact that you had to call maintenence on day one becuase a part was taken to use in another apartment should be your first inidicator of things to come, as this is their standard practice becuase parts are not kept on hand. Maybe your statndards are lower, but if I even read your review I wouldn't be renting there. The other reviews are true.

The girl your speaking of was fired abrubtly because ----- is a -----! She took over that propert when ----- was transferred, and that old hag felt threatened so she fired her and made her leave. She had to pack up her and leave, after she just from CO sprgs to work for -----. That place is a total hellhole, I am anxious for your new response after you've lived there for longer than 30 days. I am positive that your attitude will change.

Yes, that is the same girl I am talking about; she told me she was from CO Springs. Well, while I don't know the details of any of that drama I still stand by what I originally posted. We're now two months in and I think this place is very cozy. No, I WON'T be re-newing my lease come next month, but it's not due so much to our being uncomfortable in any way at the apartments. I really don't know where all the trash-talk comes from... this place is pretty much just like any other apartment I've ever rented (in the United States)... If not better to some degree :S
