Moving in was not a problem with us, but moving out was a nightmare. We were very explicit in the condition report when we moved in, careful to note the lack of baseboards along the floor, holes in the walls from nails, and the strong cat smell in our utility closet (we don't own a pet).
When it was time to move out, all of these were brought to our attention and we were told we'd have to pay for paint, patching, and carpet cleaning. This was after Candyce told us that we could patch the holes ourselves with toothpaste! We showed her that we marked the holes on the move-in report, but she insisted that the mismatched paint needed to be evened out (we didn't touch the walls while there!) and the charges stood. After we stood firm on everything we wrote on the condition report (all of which matched the condition we were leaving the apartment), she still insisted on nearly $100 for carpet cleaning. We did have clean carpets when we moved in, but we also left the carpets clean. Finally, we let that charge stand under the strong suggestion that she make non-refundable deposit guidelines for carpet cleaning so that there is no need to argue the point upon move-out.
We've reported the property manager to the Better Business Bureau for her inability to enter into these contracts well-prepared for the future/eventual termination of the lease.

Also, many of the children in the complex run the halls, noisy and unruly. I don't blame the property for this, but it is something to consider. These kids will be out and wild all hours of the night. We had two young children there who would have many sleepless nights because of the rowdy kids in the halls. And if someone is out in the parking lot with their ghetto-blaster on full volume, have the cops' number handy because nobody else does anything about it. There was also one instance of a guy smoking pot next to the back entrance. He said he didn't want to pay the fine of taking apart his smoke detector. Classy...
